Rosedale Residential Group (RRG) is a locally owned real estate owner-operator and property management platform focused on older, renovated residential housing in the Rosedale / KU Med area and surrounding Kansas City neighborhoods. Our existing portfolio includes 32 high-quality single family and small residential apartment units in Kansas City, KS and Lawrence, KS.

Our homes are held to high standards of cleanliness, safety, and presentation. Maintenance at RRG is proactive and visible — not just reactive.

We are hiring a full-time Maintenance Lead / Technician to take ownership of both maintenance execution and day-to-day property condition across our portfolio.

The Role

This is a hands-on, field-based role responsible for:

  • First-response maintenance
  • Routine repairs
  • Unit turns
  • Ongoing property upkeep and visual standards across a portfolio of well-maintained, renovated homes.

You will be on site regularly, not just responding to tickets. A core part of this role is ensuring properties are clean, orderly, and operating as intended, even when no maintenance request has been submitted.

You will be the primary maintenance point of contact and will work closely with ownership to ensure properties remain clean, safe, functional, and rent-ready at all times.

This is not a management or supervisory role — it is an execution-focused position with clear expectations and standards.

Responsibilities

Maintenance & Repairs

  • Respond to maintenance requests and emergencies
  • Diagnose issues and determine appropriate repair approach
  • Complete small to medium repairs (plumbing, electrical basics, drywall, appliances, carpentry)
  • Coordinate and oversee specialty trade vendors when needed

Property Upkeep & Presence (Non-Negotiable)

  • Perform routine on-site walk-throughs of properties
  • Conduct non-invasive inspections to ensure:
  • No visible leaks, damage, or safety issues
  • Common areas are orderly
  • Exterior conditions are acceptable

  • Handle routine trash, debris, and loose material pickup

  • Flag issues early — before tenants or ownership raise them
  • This role owns day-to-day property conditions, not just reported issues.

Turns & Preventive Maintenance

  • Execute turn punch lists
  • Prepare renovated units for leasing
  • Perform scheduled preventive maintenance
  • Identify recurring failure points and maintenance trends
  • Suggest improvement based on current maintenance trends

Documentation & Communication

  • Document work with photos and notes
  • Communicate clearly about property conditions
  • Proactively escalate concerns or risks

What You Will NOT Be Responsible For

  • Major rehabs or large capital projects
  • Budgeting or pricing decisions
  • Hiring or firing vendors
  • Tenant policy or lease decisions

This role executes existing standards — it does not set them.

What We're Looking For

  • 3+ years of hands-on residential maintenance or handyman experience
  • Experience working in older homes that have been renovated or stabilized
  • Strong diagnostic and troubleshooting skills
  • High attention to detail and pride in workmanship
  • Comfortable working independently and communicating clearly
  • Valid driver's license and basic hand tools
  • Comfortable being on site and taking ownership of property condition
  • Reliable communicator who flags issues proactively

Experience with proactive maintenance (not just emergency response) is a strong plus.

Compensation & Benefits

  • Competitive base salary ($55,000–$65,000, depending on experience)
