POSITION SUMMARY:
Plan, organizes and directs the maintenance and operation of all Waterbury Hospital owned and leased properties including properties owned or leased by Waterbury Health affiliates and subsidiaries. Leads construction projects and manages all elements of new building construction according to strategic plan of the health system.
EDUCATION/CERTIFICATION:
- Must have a High School Diploma or GED equivalent.
- A real estate license is preferred.
EXPERIENCE:
- Have at least five (5) years of related work experience but seven to ten preferred.
COMPETENCIES:
- Must be knowledgeable of real estate accounting, including reconciling general ledger accounts, customer billing, preparation and completion of monthly financial reports; knowledgeable of leases and real estate management principles; knowledgeable of property risk management issues and activities and understand building systems and operations.
- Must have strong negotiation and communication skills using the English language, be skilled in organizing resources and establishing priorities and must be highly proficient in the use of Microsoft Word, Excel, Access and Outlook.

Job-Specific CompetencyPrepares annual property budgets including revenues and non-salary expenses making recommendations for capital improvements during the budget cycle.
Plans, organizes and directs activities and changes related to all Waterbury Health real property assets, leading all repairs, corrective maintenance, renovations, relocations, utility replacement with adherence to all local and federal building codes.
Acts as landlord for all rental properties establishing occupancy, setting market rates for rents, managing rental property costs and completing all related accounting activities for rental properties. Adheres to all local and state fair housing laws in selecting tenants in size, location, amenities and conducts credit checks on all tenant applications. Achieves 90% occupancy rate, proactively monitoring market conditions.
Manages all revenue and expense records including invoices, rent collection, and financial reporting
Acts as project manager for construction projects facilitating and coordinating all related activities with external providers, department directors and managers, consultants, and regulators to deliver timely and cost effective completed projects. Develops budget for projects ranging from $500,000 to $4,000,000.00 and negotiates cost reductions as appropriate for each project.
Partners with Chief Operations Officer or other members of senior team to select and manage construction, utilities or interior design providers to ensure expected outcomes are met for project of all new construction and renovations.
Acts as liaison between architects and general contractors for all new and renovation construction keeping project on time and communicating any project delays to COO. Resolves delays or budget issues immediately to keep project on task.
Conducts safety rounds on all new and renovation projects to ensure safe environment during construction, renovation or moving.
Coordinates IT capabilities for project locations working effectively with IT resources.
Develops accurate project reports for review by COO tracking any and all operational changes impacting project outcomes.
