Job Summary / Basic Function
The Custodial Maintenance Supervisor (CMS) is a supervisory position within the Facilities Department who will work individually, or effectively participate as a leader or a team player in a team-oriented environment. The CMS will exercise independent judgment and decision making in assigning duties, methods and practices used. The CMS will report directly to the Director of Facilities. The employee in this position will understand standard practices processes, equipment, tools and materials used in the custodial trade. The CMS has the responsibility for planning, organizing and supervising programs/projects and minor maintenance work of the custodial staff. The CMS will inspect the custodial work and workers to ensure they are all meeting an APPA level 2 standard. The employee in this position will estimate and order materials, equipment, and parts to meet the expected objectives for quality quantity, customer service, and timeliness of assigned work; organize and control custodial resources to meet the needs on a timely and cost-effective basis with minimum supervision; and respond to emergency requests for custodial services including off shift hours and weekends.
Supervise and Schedule (20%):
Supervise and assign work to custodial staff, while developing and maintaining work schedules to meet the required workload including employee leave and overtime, campus, events, needs of summer groups on campus.
Use the CMMS system as an administrator.
Evaluation/Provide Training (35%):
Complete performance evaluations and addressing issues with subordinates.
Inspecting employees work, in progress/completed communicating expectations with employees.
Ensure that administrative records and reports regarding personnel are accurate by reviewing employee time sheetsand monitoring employee absences and overtime.
Provide training and guidance on the proper methods, techniques and safety precautions to be observed bysubordinate staff.
Inspection of buildings and Employees (35%):
In an effort to meet the requirements of the one-year probationary period for Edinboro Custodial complete inspectionsof the building and the employees doing the cleaning to ensure that it is being done to an APPA level 2 standard.
Complete all necessary documentation to record this process.
Research/Purchase/Record (5%):
Research and purchase materials needed for cleaning and maintaining the buildings, also equipment, and equipment parts.
This also includes an annual equipment and chemical inventory.
Respond to Emergency (2.5%):
- This is to include during work hours, off shift hours, and weekends.
Problem Resolution (2.5%):
Participate in the resolution of complaints and grievances.
Recommend effective resolutions.
Resolve conflicts among peers and subordinates.
Seek the help of supporting departments when needed.
Required Skills, Knowledge & Abilities
Minimum of Education / TrainingRequired Education Summary
Two years as a Custodial Work Supervisor or as a maintenance or trades lead worker; or an equivalent combination of experience and training that affords the required skills, knowledge, and abilities.
Preferred Qualifications
- Five (5) or more years as a Custodial Work Supervisor.
- Basic computer skills.
- Knowledge of the materials, methods and practices used in the custodial service operations to ensure compliance with established standards for cleanliness, orderliness, and safety.
- Knowledge of the operation, use and care of vacuum cleaners, scrubbers, burnishers, wet/dry vacuums, carpet extractors, and other cleaning equipment.
- Ability to read and understand written directions, instructions, procedures manuals, warning and special handling labels and safety precautions at the level of a high school graduate or equivalent.
- Ability to schedule, assign, supervise and insect the work of employees performing a variety of custodial services and tasks.
- Ability to instruct and train employees in custodial service tasks.
- Ability to establish and maintain effective working relationships with office building and/or facility supervisors and staff, students, custodial service suppliers, and with vendor services.
- Ability to evaluate employee work performance and to recommend disciplinary action as appropriate.
