Seagis Property Group was founded in 2005 and is a leading owner of industrial real estate in New Jersey, New York City, and South Florida. Our investment strategy is focused on the acquisition of strategically located warehouse buildings and development sites that will have an enduring niche within our markets for years to come. Today, Seagis owns and operates 200 buildings totaling 13 million square feet and servicing approximately 600 tenants. We are headquartered in suburban Philadelphia (Conshohocken, PA) and have three regional offices in East Rutherford, NJ, Queens NY, and Ft. Lauderdale, FL. Position Overview:

We are looking for a highly motivated, self-starter to join our South Florida team based in our regional office. This position is ideal for someone with 5 years of experience and passionate about industrial real estate, customer relationships, and leasing. This role will assist market leadership in leasing and growing the Seagis' portfolio in the South Florida market and will help provide strategic direction and operational execution in all facets of our leasing efforts. The position will require market analysis, prospecting, qualifying, negotiation, and deal-closing under the guidance of experienced team members and will need a hands on, tactical approach to leasing space. This is an incredible opportunity to be with an established, long-term industrial owner in South Florida.

Responsibilities to Include:

Leasing Support:

o Responsible for executing on leasing strategy in South Florida, including new leases, renewals, expansions, and tenant retention initiatives.

o Drive rental rate growth through successful marketing, negotiations, and lease transactions in a timely manner.

o Negotiate letters of intent and lease agreements in coordination with internal asset management, legal counsel, and property management teams.

o Review and coordinate all lease documentation with letters of intent, new leases, renewals/extensions/expansions, amendments, license agreements, exclusive listing agreements, and co-brokerage agreements.

o Develop an in-depth understanding of our customers - their business, strategies, customers, and industry trends that impact their need for space.

o Develop and maintain strong relationships with the local and national brokerage firms and market participants.

o Provide regular reporting on leasing activity, market conditions, rental rate trends, and competitive properties.

o Participate in annual budgeting, leasing forecasts, and asset-level business plans.

o Manage listings on real estate platforms, (i.e. CoStar) update databases, and prepare marketing materials such as flyers, signage and marketing materials, as needed

o Work with local teams and brokerage partners to develop branding strategies for leasing flyers, marketing signs, and marketing plans

o Perform marketing activities to include prospecting customers, marketing to brokers and agents, developing presentations and writing lease proposals

Customer Relationship Management:

o Maintain ongoing communication with customers and prospects, providing updates on and fostering long-term relationships to generate repeatable business and referrals.

o Build, maintain, grow and nurture quality relationships with existing and prospective customers and develop an in-depth understanding of our customers (their business, strategies, and trends that impact their need for space) to improve customer experience.

Business Development:

o Become a market expert regarding market conditions such as rents, availabilities, economic trends and local laws, codes, and information.

o Join appropriate local ownership/brokerage organizations and participate in ongoing organizational and community events.

o Meet/correspond with important industry experts and industry functions.

o Be a strong, local, everyday presence for Seagis in South Florida that helps to position us as a first call owner for leasing and acquisition opportunities.

Investment Support:

o Support our property acquisitions efforts in identifying investment opportunities for both buildings and land and develop individual asset strategies to create value.

o Assist in conducting market research, and leasing strategy.

Qualifications:

o Emotional intelligence and skills in building strong relationships with colleagues and customers

o 5 plus years of full-time work experience with demonstrable skills gained through relevant work in real estate

o Superior analytical thinking, attention to detail, and problem-solving capability

o Strong interpersonal and leadership skills, including high self-awareness, humility, and a growth mindset

o Demonstrated skill in navigating ambiguity and managing complexity.

o Ability to grasp primary real estate market economics - market demand and supply, vacancy, absorption, micro and macro issues relating to properties.

o High degree of discretion and judgement

o Sound judgement and discretion in confidential matters and information

o Strong organizational, written, and verbal skills

o Own and execute projects when assigned

o Flexibility to adjust to changing priorities and situations

o Proficient computer skills including all Microsoft Office programs (Excel, Word, PowerPoint, SharePoint). CoStar experience a plus.
