Are you a skilled tradesperson or experienced maintenance lead who wants their work to matter? Westgate Heights Attainable Housing (WHAH) is looking for a Property Maintenance Manager to oversee the physical health and safety of our 34 townhouses and 40 apartment units plus our church/daycare facility.
In this role, you aren't just fixing sinks; you are ensuring that families, newcomers, and individuals in our community have a safe, dignified, and well-maintained place to call home.
Duties
- Preventative Maintenance: Develop and execute a seasonal maintenance schedule (HVAC filters, gutter cleaning, snow removal, and landscaping).
- Unit Turns: Lead the "refresh" process for vacated units, including painting, flooring repairs, and general carpentry to ensure quick turnaround for families on our waitlist.
- Develop and implement preventive maintenance programs utilizing CMMS (Computerized Maintenance Management System) tools
- Work Order Management: Prioritize and complete daily repair requests from tenants (plumbing, electrical, appliance repair, etc.) with professionalism and respect.
- Safety & Compliance: Ensure all buildings meet fire codes and "Crime Free Multi-Housing" standards. Conduct regular site inspections to identify potential hazards.
- Conduct inspections of facilities to identify repair needs and coordinate necessary repairs or upgrades
- Monitor maintenance activities using project management principles to optimize resource allocation and minimize downtime
- Contractor Oversight: Source, vet, and supervise external trades (plumbers, electricians, roofers) for major capital projects or specialized repairs.
- Collaborate with management to plan budgets, schedules, and long-term maintenance strategies for multiple properties or manufacturing sites
Experience
- Technical Versatility: A "Jack/Jill of all trades" with proven experience in plumbing, electrical, drywall, painting, and general carpentry.
- Leadership: Experience managing staff or sub-contractors and the ability to organize complex schedules.
- Problem-Solving: The ability to diagnose building issues quickly and determine whether a "quick fix" or a professional replacement is necessary.
- Communication: Comfortable interacting with a diverse tenant base with kindness and clear boundaries.
- Availability: Must be able to participate in an "on-call" rotation for after-hours maintenance emergencies.
Qualifications
- Experience in residential or commercial maintenance.
- Valid Saskatchewan Driver's License and a reliable vehicle (mileage reimbursed).
- Physical ability to lift 50+ lbs, climb ladders, and work in various weather conditions.
- Successful completion of a Criminal Record Check (Vulnerable Sector).
