The Maintenance Manager supports the strategic goals and objectives established by the Divisional Vice President in the leading of the Maintenance Department in support of Highwoods' daily maintenance operations.

Key Responsibilities

  • Implement departmental policies to support divisional SMP goals and maintain full knowledge of the SMP to achieve annual and multi‑year objectives.
  • Support ongoing development of maintenance staff by enhancing technical skills, safety awareness, and job‑specific training.
  • Regularly assess technician skill levels to optimize the use of internal resources before outsourcing work to vendors.
  • Fully utilize Service Link to improve customer service, increase maintenance efficiency, develop preventative maintenance programs, and maintain properties in show‑ready condition.
  • Work with property managers to monitor and control maintenance expenses while maintaining high customer service standards.
  • Coordinate daily maintenance operations, including meetings, inspections, action reports, follow‑up activities, communication with the Director of Asset Management, property managers, expense approvals, and timesheet reviews.
  • Periodically review building and grounds conditions and provide recommendations on necessary operating and capital improvements.
  • Respond to technician questions and provide guidance.
  • Develop and monitor preventative maintenance schedules for the Atlanta portfolio.
  • Assist in coordinating capital projects, including mechanical and electrical upgrades.
  • Support the bidding process for major maintenance and HVAC projects, review proposals, and recommend vendors.
  • Review and approve completed work orders for labor hours, bill backs, and turnaround times.
  • Oversee all electrical, mechanical, HVAC, water, gas, and related Building systems.
  • Assist with preparing and monitoring the Maintenance Department G&A budget.
  • Participate in divisional energy conservation initiatives.
  • Participate in the company Safety Program and its related responsibilities.

Qualifications/Knowledge, Skills, Abilities

  • Strong working knowledge of mechanical and electrical building systems.
  • Exceptional communication skills, with the ability to work effectively with individuals at all levels, both internally and externally.
  • Demonstrated problem‑solving abilities with the capability to identify issues and implement solutions.

Education/Experience

  • A minimum of 2 years of education from at least one of the following sources:

  • State, county, or local governmental agency training programs

  • Approved or accredited technical institutions
  • College or university coursework in related fields

  • Fields of study may include:

  • Electrical

  • Construction
  • Roofing
  • Building Life Safety Systems
  • Plumbing
  • Carpentry
  • Mechanical

  • Equivalent on‑the‑job training may be considered if it includes at least 18 consecutive months in one or more of the above specialties.

  • Minimum of 10 years of maintenance experience in an industrial or commercial environment.

  • Proven leadership and supervisory experience, including the ability to train and develop staff.

Work Environment/Physical Requirements
This job operates in an office setting. This role routinely uses standard office equipment such as computers, phones, and video conferencing equipment. Work is of a general office nature; while performing the duties of this job, the employee is regularly required to sit, stand, stoop, balance, walk, kneel, crouch, talk, hear, and see; required to use arms and hands to reach; typing on computer keyboard and using phone is required. Must be able to inspect all areas of the properties, including roof, and/or basement.

May occasionally lift, push, or pull up to 25 pounds.
