Summary

Partner with the General Manager to enhance the value of the company portfolio and support its investment strategy. Execute on the operational aspects of a portfolio of properties spanning over 200 to 1,000 units. Deliver accurate financial reports to the General Manager and oversee the bookkeeping, accounts receivable, and accounts payable function. Ensures resident retention, leasing, and marketing outreach for the portfolio and provides exceptional service to potential prospects, residents, and vendors while creating a professional and desirable environment. Constantly strive for improvements and proactive approach to market trends.

Essential Duties and Responsibilities include the following but are not limited to:

  • Oversee day-to-day operations and bookkeeping of assigned properties.
  • Adhere to accurate weekly and monthly reporting schedules on behalf of property activities, including accounting month end, accounts receivables, and payables.
  • Assist in the preparation of financial documentation and expense allocations.
  • Recommend and implement cost effective programs and alliances contributing to community profitability.
  • Track and report lease obligations and delinquent accounts.
  • Engage and oversee outside vendor services to maintain the smooth operations of property, including scheduling, pricing structure and insurance requirements.
  • Develop a network of emergency services for immediate response.
  • Assist leasing and maintenance team and establish standards to continually evaluate service needs and support. Ensure the property maintenance member complied with company standards with respect to responding and completing resident service requests.
  • Identify, onboard, and manage the Community Care Specialist position, Resident Managers, and Keyholders to enhance the resident experience.
  • Responsible for responding to survey results in conjunction with published quarterly metrics.
  • Maintain and encourage a friendly and welcoming environment for residents and property representatives.
  • Manage and support resident relationships and coordinate requests for repairs or maintenance, lease issues, or other resident concerns.
  • Respond to all leads via media technology, phone, or walk-ins; track for reporting; and follow through.
  • Administer required documentation for leases and terminations, resident files, and corporate files required for all levels of compliance.
  • Establish outreach programs to enhance property visibility with businesses and organizations for potential residents.
  • Stay abreast of market trends, new construction, and competition for assigned portfolio.
  • Perform as Acting General Manager in their absence.
  • Other duties, as assigned.

Skills and Experience

  • 3+ years' experience with multi-family properties.
  • Ability to exceed customer service expectations, drive revenue, and manage budgets.
  • Proficient in MS Office, specifically Excel and relevant database and property management software. Experience in Yardi Voyager a plus.
  • Knowledge of Fair Housing Laws, real estate laws, and property management principles.
  • Bachelor's Degree or equivalent experience.

Physical Requirements

  • Works in an office environment.
  • Frequently stands and walks.
  • Frequently speaks, reads, writes, and uses a computer keyboard and telephone.
  • Frequently bends, stoops, kneels, and reaches.
  • Occasional lifting, carrying, pushing, and pulling of materials and objects up to 50 pounds or heavier, with assistance and/or the use of proper equipment.

Other Requirements

  • Driving is required.
  • Must have reliable transportation, a valid driver's license, a clean driving record, and evidence of auto insurance.
  • Scheduling flexibility is required as shifts may require weekend hours.

Base Pay: $70, $72,000.00 per year
