The Maintenance Technician supports the upkeep and functionality of the Otter Creek Homeowners Association's common grounds, trails, parks, tennis courts, pavilion, pools, and clubhouse facilities.
Working under the direction of the Maintenance Supervisor, this position is responsible for executing routine maintenance tasks, responding to maintenance requests, and assisting with seasonal and event-related duties. While the standard workweek is 40 hours, seasonal demands may adjust to as low as 32 hours per week.
Key Responsibilities1. Facility and Grounds Maintenance
- Perform routine maintenance on all common areas, including mowing, weed eating, blowing leaves and debris, trimming hedges, and removing trash or litter.
- Clean and maintain trails, tennis courts, volleyball areas, pavilion, and playground equipment.
- Maintain pool deck areas, including hosing down surfaces, checking outdoor furniture for wear, and cleaning pool drains and filters.
- Ensure that restrooms and clubhouse facilities are cleaned and restocked as needed.
Identify and report areas needing repair or attention to the Maintenance Supervisor.
Maintenance Requests
Respond promptly to maintenance tickets or requests submitted by the office or residents.
- Complete minor repairs such as replacing light bulbs, fixing broken fence panels, tightening loose hardware, or clearing clogged drains.
Communicate progress and completion updates to the Maintenance Supervisor.
Event and Seasonal Support
Assist with setup and breakdown for community events, including tables, tents, chairs, lighting, or temporary fencing.
Support seasonal duties such as planting flowers, laying mulch, hanging seasonal decorations, and pressure washing outdoor areas.
Equipment and Inventory Management
Operate and maintain landscaping tools and small machinery, such as weed eaters, mowers, leaf blowers, and pressure washers.
- Keep maintenance areas organized and clean.
Notify the Maintenance Supervisor when supplies are low or equipment requires repair.
Vehicle Maintenance
Help maintain HOA-owned vehicles by keeping them clean, reporting mechanical concerns, and ensuring routine checks are completed.
Team Collaboration
Coordinate with the Maintenance Supervisor and other staff to complete projects efficiently and prioritize urgent issues.
- Assist with larger repairs or improvement projects as needed, including painting, power washing, or assembling outdoor structures.
Qualifications
- High school diploma or equivalent.
- Previous experience in maintenance or a related field is preferred.
- Basic knowledge of maintenance procedures, tools, and equipment.
- Physical ability to perform manual labor and lift heavy objects as needed.
- Strong attention to detail and ability to follow directions.
- Valid driver's license and a clean driving record.
Work Environment
This position involves work both indoors and outdoors in various weather conditions. Flexibility is required to adapt to seasonal demands and occasional emergencies outside regular working hours.
Pay: $ $20.00 per hour
Expected hours: 10.0 – 30.0 per week
