Licensed Real Estate Agent - Residential Rental Property Listing Agent

Location: Broward County and Miami-Dade, FL

Compensation:

• 100% Commission-Based: Based on the rent amount of the property and pre-negotiated percentage compensation agreed upon with the property owner.

Transaction Fees:

• $99 per rental transaction for rental transactions

Requirements:

• Must have a valid Real Estate License in the state of Florida
• Willingness to switch brokerage to TrueNest Property Management.
• Bilingual and fluent in both English and Spanish (spoken and written)
• Must have a valid ID and own a reliable vehicle (no reimbursement for vehicle or gas expenditures)
• Ability to follow TrueNest's process of listing, updates, inspections, onboarding, and move-in procedures
• Strong communication and interpersonal skills
• Self-motivated, organized, and able to work independently
• Knowledge of the local rental market in Broward County and Miami-Dade areas
• Experience with MLS listings and Buildium (preferred but not required - training will be provided)
• Willingness to use a professional photographer at the agent's expense for property listings
• Ability to provide exceptional customer service to both property owners and prospective tenants.

Key Responsibilities:

Listing & Marketing:

• List properties on MLS and Property Management Software, syndicating to major rental websites.
• Arrange professional photography (at agent's expense).
• Generate rental analysis and discuss with clients.
• Use a lockbox or Supra for property access.
• Handle inquiries from realtors and show properties to prospective tenants without realtors.
• Provide weekly activity reports to property owners.

Tenant Screening & Contracts:

• Collaborate with the TrueNest team for tenant screenings.
• Present eligible candidates to property owners for approval.
• Draft and coordinate CTL and Lease Agreements.

Property Preparation & Move-In Coordination:

• Conduct property inspections using our inspections software.
• Enter tenant and lease information into our property management systems.
• Coordinate utility connections and tenant liability insurance.
• Ensure properties are move-in ready, working with maintenance if needed.
• Perform walkthroughs and set expectations with new tenants.

Property Management Processes:

• Follow TrueNest's standardized procedures for listings, updates, inspections, onboarding, and move-ins.
• Maintain accurate HOA information.
• Conduct property visits and work with the maintenance team as necessary.
