General Definition of Work:
This position is responsible for overseeing and coordinating the maintenance and cleaning of buildings to ensure a safe, clean and functional learning environment. Manages a team of custodians, assigning tasks, and ensuring that work is completed efficiently and to APPA Level 2 cleanliness standards. Performs routine and maintenance cleaning, ensures compliance with safety regulations, manages inventory of cleaning supplies and equipment, and conducts regular inspections to identify and address cleaning deficiencies. Effectively communicates with other departments and building occupants to address needs and concerns. This position is designated as "Essential Personnel", which requires that employees report to their job site during emergency situations, such as snow, inclement weather, or other emergency situations. Building Managers are based in comprehensive high schools in Albemarle County with over 200,000 square footage.
Essential Functions:
- Manages the custodial staff schedule and coverage of events;
- Serves as site-based Building Services liaison with school administration;
- Inspects assigned areas for cleanliness and safety and manages all aspects of the process including, feedback, correction, conflict management, and overall performance evaluation of subordinates;
- Maintains a working knowledge of Microsoft Outlook email software and manages daily email monitoring and correspondence;
- Assists as needed, with unlocking buildings and ensuring a team member is the last person to leave and lock the building at the end of the day;
- Conducts administrative duties as they apply to facility rentals, meetings with vendors and coordinators, and the management of all internal and external events (E.g. approves/denies facility rental requests, schedules custodians, manages calendaring, logistics of space, equipment, etc.);
- Identifies workplace-specific health and safety concerns, assists in developing and implementing prevention programs and safe work practices to reduce injury and illness, and integrates health and safety in all work practices;
- Trains custodial staff on proper procedures, chemical usage, equipment usage, and safety;
- Manages employee performance by setting performance goals and expectations, continuously monitoring work performance, providing frequent feedback, training and re-training on procedures, and working with the Assistant Director for Custodial Services to administer progressive discipline when necessary;
- Assists in training and onboarding new custodial staff;
- Responds to accidents or potential safety hazards such as spills, restroom problems, and student illness;
- Follows ACPS Building Services guidelines for ordering custodial supplies;
- Manages and assigns incoming work orders;
- Maintains a working knowledge of the skilled trade areas as well as be able to utilize, maintain, and repair a variety of equipment including (scrubbers, buffers, small hand-held tools, etc.);
- Responds to teacher and administrator requests, emergencies, and personnel requests to ensure cleanliness, safety, and efficiency of the work unit;
- Completes daily custodial tasks as they pertain to the job (e.g., dust, mop, vacuum, trash removal, etc.);
- Performs other duties as assigned by management;
- Designated as Essential Personnel, which requires that the employees report to their job site during emergencies, such as snow, inclement weather, or other emergencies. May be on call 24 hours, 7 days a week for emergencies, including weather and other building emergencies;
Knowledge, Skills and Abilities:
Knowledge of cleaning methods, materials, and equipment including the operation of heavy commercial cleaning equipment such as high-powered buffers and vacuums. Considerable knowledge of principles and processes for providing customer service. This includes setting and meeting quality standards for services, and evaluation of customer satisfaction. Knowledge of occupational hazards, safety precautions, and safety regulations related to equipment operation, hazardous materials, traffic patterns and conditions, and other work-related precautions. Develops and maintains cooperative and professional relationships with employees and the public. Effectively responds to routine inquiries and disputes. Plans and organizes daily work routine. Estimates the expected time of completion of elements of work and establishes personnel schedules accordingly. Implements work activities in accordance with priorities and estimated schedules. Provides a broad range of supervisory responsibilities over others. Utilizes general technology and related software to complete a variety of administrative tasks with reasonable speed and accuracy. Ability to use equipment and cleaning materials efficiently and economically. Ability to communicate complex ideas and proposals effectively so others will understand. Excellent ability to listen and understand information and ideas presented verbally or in writing. Ability to use logic and reasoning to understand, analyze, and evaluate situations and exercise good judgment to make appropriate decisions.
Education and Experience:
Completion of high school or vocational school and at least two years of custodial or janitorial experience. Minimum of three years of custodial experience and a minimum of three years of supervisory or team lead experience required. Internal candidates must possess an ACPS Advanced Custodial Certification. External candidates must obtain ACPS Advanced Custodial Certification within 18 months of hire. SPECIAL REQUIREMENTS: A valid Commonwealth of Virginia driver's license, a criminal background check, and a negative tuberculin test are required.
Physical Conditions and Nature of Work Contacts:
Performance of more strenuous physical tasks, such as: walking over rough or uneven surfaces; (b) bending or stooping; working in confined spaces; or (c) lifting or carrying items weighing 20-50 pounds, with occasional lifting of times weighing over 75 pounds. Occasionally exposed to inclement weather and potentially hazardous substances. Regular contacts are made with individuals from (a) other internal organization units; (b) outside organizations and the general public for purposes of exchanging factual information, which requires some judgment or interpretation, in order to be responsive to questions or applicable to a specific situation. Communication is usually cooperative in nature, with some conflicts resolved by higher authority
