Facilities Maintenance Mechanic (HVAC)

Position Summary:

The Facilities Maintenance Mechanic (HVAC) is a technician responsible for performing diagnostics, maintenance, repair, and installation of commercial and industrial HVAC systems across the organization. This position requires strong technical knowledge, a proactive approach to problem-solving, and the ability to work with minimal supervision. The incumbent may act as a lead on specific projects and will ensure compliance with all applicable safety, environmental, and building codes.

Key Responsibilities:

HVAC Systems Maintenance and Repair

  • Perform skilled maintenance, troubleshooting, and repair of complex HVAC systems, including rooftop units (RTUs), chillers, boilers, cooling towers, air handling units (AHUs), VAV systems, and direct digital controls (DDC).
  • Independently diagnose and correct mechanical, electrical, and control issues.
  • Adjust system controls to optimize performance and energy efficiency.
  • Ensure proper refrigerant handling and recovery in accordance with EPA regulations.

Project & Technical Leadership

  • Participate in HVAC upgrade and installation projects; provide direction external contractors as needed.
  • Interpret blueprints, schematics, and technical manuals; ensure as-built documentation is accurate and maintained.
  • Make recommendations for system improvements, replacements, and preventive strategies.
  • Coordinate shutdowns and system commissioning in collaboration with engineering and operations teams.

Preventive and Predictive Maintenance

  • Develop and execute comprehensive preventive maintenance programs for all HVAC assets using CMMS.
  • Utilize vibration analysis, thermography, and other diagnostic tools to identify early signs of failure.
  • Maintain detailed logs and service records in compliance with regulatory and internal standards.

Regulatory Compliance & Safety

  • Ensure compliance with OSHA, ASHRAE, NFPA, and EPA guidelines.
  • Maintain certification in handling refrigerants and other hazardous materials.
  • Support indoor air quality standards through proper operation and maintenance of HVAC systems.
  • Enforce lockout/tagout procedures and lead job hazard assessments (JHAs).

Collaboration & Communication

  • Collaborate with electricians, plumbers, building automation technicians, and other maintenance personnel to resolve multidisciplinary issues.
  • Communicate effectively with supervisors, facilities managers, and stakeholders regarding system status, work order completion, and emergent issues.

Qualifications:

Required:

  • High school diploma or GED; completion of an accredited HVAC or mechanical trade school.
  • Minimum of 1–3 years of commercial/industrial HVAC experience.
  • Valid EPA Universal Refrigerant Certification.
  • Demonstrated expertise with HVAC controls (e.g., Johnson Controls, Siemens, Trane).
  • Proficiency in reading blueprints, technical drawings, and system diagrams.
  • Strong knowledge of HVAC codes, standards, and practices.

Preferred:

  • Associate degree in mechanical engineering technology or building systems.
  • Building automation system (BAS) experience or certifications.
  • Prior experience in a unionized or institutional facilities environment (e.g., healthcare, higher education, R&D).
  • Familiarity with CMMS platforms (e.g., Archibus, Maximo, eMaint).

Physical Demands and Work Environment:

  • Regularly required to climb ladders, work at heights, lift up to 50 lbs., and operate in confined spaces.
  • Must be available for rotating on-call assignments, emergency response, and occasional off-hours work.
  • Exposure to heat, cold, noise, dust, and chemicals typical of HVAC environments.
