This position reports to: Assistant Town Manager

General Description

Under the general direction of the Assistant Town Manager, the Facilities Maintenance Technician II is responsible for the maintenance and repair of Town facilities. The individual in this position will routinely assess the condition of Town facilities, troubleshoot and resolve issues and determine the best course of action to ensure clean, functional, professional and safe condition of all Town facilities. Work is performed with minimal supervision and requires the use of independent judgment with consideration of safety standards and practices, must maintain compliance with all local, state, and federal rules and regulations and established Town policies and procedures.

Essential Functions

  • Coordinate, prioritize and administer the maintenance of all Town facilities including development of methods for effective maintenance, proactive repair and service
  • Maintain a schedule including routine maintenance tasks and conduct scheduled inspections of facilities and equipment, conduct repairs and make recommendations for replacement
  • Respond to internal maintenance requests timely, prioritize projects based on Town needs and supervisor's direction, maintain detailed records to ensure successful completion of assigned projects
  • Perform minor electrical and plumbing maintenance
  • Prepare and paint various structures and equipment to preserve from corrosion and maintain a safe, and presentable working environment
  • Assist in the maintenance and repair of heating, refrigeration, and air conditioning equipment
  • Investigate facility related issues to determine the scope of work needed,
  • coordinate and oversee the work of contractors as required to ensure successful completion of assigned projects
  • coordinate with third-party contractors, including electricians and plumbers, ensuring compliance of safety standards as required to ensure successful completion of assigned projects
  • Maintain custodial contracts to ensure cleanliness of facilities, coordinate maintenance scheduling, manage and organize the inventory of supplies
  • Maintain a professional, orderly and clean work area including assigned work vehicle(s), tools and equipment
  • Purchase supplies for the repair and maintenance of Town facilities and maintain records on all purchases
  • Assemble and/or repair office furniture, cabinetry and other structures assists in moving heavy furniture and fixtures as needed
  • Perform all duties in compliance with established policies, procedures, schedules, codes and standards of safety and quality
  • Demonstrate thorough knowledge of and adheres to all established department, division, and town policies and procedures
  • Keep supervisor informed of work status and of any problems or issues that require immediate attention
  • Perform other job-related duties as necessary and consistent with the position

Education and Qualifications

  • High School diploma or GED equivalent
  • Minimum of two years of experience relating to construction, maintenance, or repair of facilities
  • An equivalent combination of education and/or experience may be considered in place of the above qualifications

Knowledge, Skills and Abilities

  • Working knowledge of equipment, facilities, materials, methods, and procedures used in maintenance, construction, and repair tasks
  • Ability to operate frequently used tools and equipment
  • Ability to safely perform heavy manual tasks
  • Ability to work under tight deadlines and remain flexible when plans suddenly change
  • Ability to carry out and complete assigned projects within established time frames to acceptable quality standards
  • Ability to be resourceful for creative problem solving
  • Ability to work independently and in a group setting
  • Ability to establish and maintain effective working relationships with employees
  • Ability to communicate effectively, verbally and in writing
  • Ability to understand and carry out written and oral instructions
  • Working knowledge of Microsoft Office Suite and other applicable software platforms

Physical Requirements

  • Frequently lift and/or move fifty (50) pounds and occasionally assist in lifting and/or moving more than one hundred (100) pounds
  • Required to move; stand, climb or balance; stoop, kneel, crouch or crawl; and sit
  • Vision abilities required by this job include near and far vision and the ability to adjust focus with or without correction
  • Ability to hear normal conversational speech and the ability to distinguish between different sounds

Work Environment

  • Occasionally works in precarious places and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and machinery hazards
Qualifications


• High School diploma or GED equivalent
• Minimum of two (2) years of experience relating to construction, maintenance, or repair of facilities
• An equivalent combination of education and/or experience may be considered in place of the above qualifications

Special Requirements


• Valid State of Florida Driver License
• Must have a current CPR / AED certification or obtain within one (1) year of hire
• Must be able to pass a Level II background screening
• Must be able to respond 24/7 to emergency situations
