About the Role:
The Maintenance Supervisor will play a critical role in ensuring the operational excellence and safety of all properties within our Steelhaven Birmingham portfolio. This position is responsible for overseeing the maintenance team, coordinating repair and preventative maintenance activities, and ensuring compliance with all safety and regulatory standards. The successful candidate will manage vendor relationships, schedule routine inspections, and respond promptly to emergency maintenance issues to minimize downtime and tenant disruption. By effectively leading the maintenance staff and optimizing resource allocation, the Maintenance Supervisor will contribute to maintaining high property values and tenant satisfaction. This role requires a proactive approach to facility management, strong leadership skills, and a commitment to continuous improvement in maintenance operations.
Minimum Qualifications:
- High school diploma or equivalent; technical or vocational training in building maintenance or related field preferred.
- Minimum of 3 years of experience in maintenance or facilities management, with at least 1 year in a supervisory role.
- Strong knowledge of building systems including HVAC, electrical, plumbing, and general repairs.
- Familiarity with safety regulations and compliance standards relevant to property maintenance.
- Valid driver's license and ability to travel between properties as needed.
Preferred Qualifications:
- Associate degree or higher in Facilities Management, Engineering, or a related discipline.
- Certification in facilities management (e.g., Certified Facility Manager - CFM) or maintenance supervision.
- Experience working in real estate development, property management, or multi-family housing environments.
- Proficiency with computerized maintenance management systems (CMMS) and related software.
- Strong project management skills and experience overseeing capital improvement projects.
Responsibilities:
- Supervise and coordinate daily activities of the maintenance team to ensure timely and efficient completion of work orders.
- Develop and implement preventative maintenance schedules to reduce equipment failures and extend asset life.
- Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety regulations.
- Manage relationships with external contractors and vendors, including negotiating contracts and monitoring service quality.
- Respond promptly to emergency maintenance requests, providing effective solutions to minimize tenant impact.
- Maintain accurate records of maintenance activities, inventory, and equipment servicing for reporting and auditing purposes.
- Train and mentor maintenance staff to enhance skills, safety awareness, and productivity.
- Collaborate with property management and leasing teams to support tenant retention through excellent facility upkeep.
