Position Overview

We are seeking a highly motivated Floating Leasing Specialist to support leasing, marketing, and lease-up efforts across multiple residential apartment communities located in Gaithersburg, Takoma Park, Rockville and Laurel, Maryland . This is a corporate-level role working under the direction of the National Marketing Director. The ideal candidate is a strong closer, creative marketer, and adaptable professional who thrives in fast-paced environments and enjoys working across multiple properties.

This role requires regular travel to assigned communities and the ability to step in quickly to support occupancy goals, marketing initiatives, and on-site leasing operations.

Key Responsibilities

Leasing & Sales

  • Lease apartment homes to meet or exceed occupancy and revenue goals
  • Conduct in-person, virtual, and self-guided tours
  • Respond to phone, email, and online leads in a timely and professional manner
  • Qualify prospects, explain lease terms, and close leases
  • Process rental applications, screening, approvals, and lease documentation
  • Maintain accurate prospect and resident records
  • Ensure full compliance with Fair Housing laws and company policies

Marketing & Lease-Up

  • Execute lease-up strategies for new, repositioned, or underperforming communities
  • Assist in developing and implementing property-specific marketing plans
  • Conduct market and competitor analysis to support pricing and promotions
  • Coordinate on-site marketing events, outreach efforts, and resident engagement initiatives

Digital Marketing & Social Media

  • Manage and update social media accounts for assigned communities
  • Maintain online listings and marketing sites (ILS platforms, property websites, etc.)
  • Track lead sources and marketing performance
  • Collaborate with corporate marketing to maintain brand consistency

Operational Support

  • Provide temporary leasing coverage as needed
  • Partner with on-site teams and leadership to support property goals
  • Deliver exceptional customer service to prospects and residents
  • Represent the company professionally at all times

Qualifications

  • High school diploma or equivalent required; college coursework in marketing, business, or related field preferred
  • Minimum of 2 years of leasing, sales, or multifamily experience preferred
  • Bilingual in Spanish is a plus
  • Strong sales, closing, and customer service skills
  • Experience with property management software and CRM systems preferred
  • Familiarity with social media platforms and digital marketing tools
  • Excellent communication and organizational skills
  • Valid driver's license and reliable transportation required

Physical Demands

  • Frequent standing, walking, and touring apartment communities
  • Ability to climb stairs and walk long distances
  • Ability to lift and carry up to 25 pounds (marketing materials, signage, etc.)
  • Frequent use of hands for typing, phone use, and paperwork
  • Ability to work outdoors in varying weather conditions

Work Environment

  • Office, residential apartment communities, and outdoor environments
  • Frequent local travel between properties
  • Evening and weekend availability may be required based on leasing needs
