Qualifications:

Responsibilities:

  • Organized leadership and direction of all on-site staff.
  • Demonstrating exemplary communication, professionalism, confidentiality, leading by example while providing exceptional customer service.
  • Adheres to and assists in enforcing Fair Housing guidelines.
  • Hiring, corrective action, and/or termination of office and maintenance subordinates.
  • New hire processing within 3 days of hire. Communicates, informs, and reports to Supervisor.
  • Touring and leasing to prospects within rents approved by Supervisor, VP, or President.
  • Completing background checks and qualifying or denying prospects. Delivering adverse action letters to denied or conditionally approved applicants.
  • Attracting residents by advertising vacancies, obtaining referrals from current residents, explaining advantages of location and services, and showing units.
  • Signing and explaining contracts with residents.
  • Accomplishes financial objectives by collecting and depositing rents and security deposits, staying within budgeted forecast, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
  • Keeping Yardi up to date daily.
  • Creating and ensuring PO's (purchase orders) are entered into Yardi. Oversight and training of Maintenance Supervisor to ensure that this is completed as well.
  • Maintains property by investigating and resolving resident complaints, enforcing lease, inspecting units, and completing repairs, planning renovations, and contracting repairs.
  • Oversee general building maintenance, landscaping, and scheduling of fire protection services.
  • Creating and completing work orders in Yardi.
  • Scheduling and supervising contractor repairs and cleaning.
  • Secures property by maintaining security devices, establishing, and enforcing policies and procedures and risk management.
  • Enforcing Vendor contracts
  • Responds timely to emergencies during and after hours. All Property Manager are required to be on call 24-hrs for emergencies.
  • Prepares timely reports by collecting, analyzing, and summarizing data and trends.
  • Completing required education such as, but not limited to Yardi Aspire, legal seminars, attending monthly meeting, and all other webinars, etc.
  • Completing and submitting timely reports as requested.
  • Following up on employee tasks.
  • Walking the property while monitoring and ensuring curb appeal.
  • All employees are required to pick up garbage on the community and/or report to maintenance/grounds staff if they are unable, based on current tasks and availability.
  • Walk vacant units at move out and after make-ready to ensure cleanliness and proper maintenance.
  • Completing pre-move out inspections to better plan scheduling and financial goals. Pre-move out inspections must be completed between the 20th and last day of each month.
  • Deposit accounting complete within 7 calendar days of move out.
  • Accurate Time keeping and timely payroll reporting.
  • Maintaining and storing documentation properly.
  • Managing delinquency per EMG policy.
  • Managing and enforcing rent increases and additional income.
  • Assists with resident retention programs and community events.
  • Completion and/or oversight of Recertification of LIHTC files, if applicable.
  • Monitoring and following timeline of Tickler on LIHTC Properties, if applicable.
  • Keeping UHC COL and Set Aside tracker up to date.
  • Create and maintain relationships with set aside partners and local housing authorities.
  • Outreach marketing to ensure all requirements are filled for your community.
  • Training team members as necessary and conveying training from managers meetings, retreats, and policy changes.
  • Communicating and working with Commercial Tenants under Broker Supervision, if applicable.
  • All other duties assigned by Superiors

Job Type: Full-time

Pay: $ $32.00 per hour
