Position Summary
The Leasing Manager creates and executes a forward-thinking marketing and leasing strategy for a diverse commercial real estate portfolio and serves as a key representative of the Port, working directly with prospective and current tenants, industry partners, and internal teams to drive leasing success, strengthen market presence, and support major strategic initiatives.

Working Conditions

General office and sedentary. Ability to occasionally travel locally and domestically to and from meetings and/or other business-related events. Use of personal computing equipment, telephone, multi-functioning printer and calculator. Manual dexterity, ability to lift up to 10 pounds.

Essential Functions

  • Develop and implement innovative marketing strategies for available properties, collaborating closely with listing brokers, consultants, and the Port's internal marketing and business development teams.
  • Evaluate new digital tools—virtual touring platforms, marketing tech, tenant engagement platforms—to modernize the leasing experience.
  • Partner with marketing and communications to align campaigns, digital content, and outreach strategies with leasing goals.
  • Stay ahead of industry trends by actively monitoring market conditions, competitive offerings, tenant activity, and emerging economic sectors.
  • Conduct competitive property tours and market analyses to ensure the Port's offerings are compelling, well positioned, and priced strategically.
  • Leverage industry reports and broker insights to identify new leasing opportunities and guide decision-making.
  • Cultivate relationships with regional and national brokers, industry groups, and economic development partners to expand the Port's reach.
  • Represent the Port at commercial real estate industry meetings, conferences, and networking events as a brand ambassador.
  • Plan and execute tenant engagement events, industry trade shows, property tours, and other initiatives that elevate the Port's visibility and community presence.
  • Collaborate with the Strategic Design and Development team to identify target industries and track lease prospects using CRM tools.
  • Implement improvements to CRM usage, pipeline reporting, and market analytics to boost team efficiency and visibility.
  • Interface directly with prospective tenants to understand requirements, present property solutions, and cultivate strong relationships from first contact to signed lease.
  • Negotiate lease terms with creativity and flexibility to meet tenant needs while supporting the Port's financial and strategic objectives.
  • Coordinate with outside legal counsel to manage the preparation of lease documents.
  • Verify financial and organizational information for prospective tenants to support sound decision-making.
  • Prepare and deliver updates during weekly leasing meetings, including active deal tracking, pipeline activity, and strategic recommendations.
  • Serve as the primary leasing point of contact for current high-profile tenants, ensuring a high level of satisfaction by addressing questions, resolving issues, and serving as a trusted resource.
  • Work closely with design, development, and operations teams to ensure properties meet tenant expectations.
  • Participate in strategic planning sessions with senior leadership to help shape the Port's future direction.
  • Influence long-term portfolio strategy by providing insights on tenant mix, industry trends, and opportunities for value-add development.
  • Perform other duties and special assignments as needed to support the Port's mission and evolving strategic priorities.

QUALIFICATIONS

Education: High School Diploma or equivalent. Bachelor's degree in business, marketing, real estate, or related field.

Experience: 2 to 5 years experience in commercial real estate leasing, lease administration, marketing, or related field.

License & Certification: Must have valid driver license.

Testing: Must pass a criminal background check.

Other: MS Office Programs, Yardi, CRM Software, Adobe Acrobat, Photoshop

Ability to type; adapt to changing work priorities; meet deadlines and schedules; set priorities; work with detailed information/data and work with frequent interruptions; work in a fast-paced environment; add, subtract, multiply and divide units of measure; compute ratio, rate and percent; draw and interpret bar graphs; carry out instruction furnished verbally and in writing; talking to others to convey information.
