Custodian

POSITION SUMMARY

To perform routine and general cleaning activities in all common elements of the building; and to perform a variety of related tasks relative to assigned areas of responsibility.

SUPERVISION RECEIVED AND EXERCISED

• Receives direction from the Operations Manager.
• Receives direction from the General Manager as necessary.

ESSENTIAL AND GENERAL RESPONSIBILITIES

Essential and other important responsibilities and duties may include, but are not limited to, the following:

• Perform routine and general cleaning and maintenance activities in all common elements of the building.
• Clean, polish, and sanitize building surfaces including: walls, stairs, doors, and floors; dust and polish furniture and fixtures; vacuum and shampoo carpets.
• Clean and maintain restrooms; clean mirrors, fixtures, floors, and lower level windows; replace and maintain toiletry supplies.
• Sweep, clear, clean sidewalks, curbs and other exterior common areas as assigned.
• Maintain floor trash rooms; dispose and sort recycles.
• Operate and maintain equipment used in the performance of assigned duties.
• Prepare rooms and arrange furniture for meetings and special events.
• Observe and report the need for repairs; if possible, make minor repairs.
• Observe and implement safe work practices and procedures.
• Assist other staff as needed.
• Perform related duties and responsibilities as required.

QUALIFICATIONS

Knowledge of

• Materials, tools and equipment used in custodial maintenance.
• Methods and procedures for maintaining buildings in a safe and clean fashion.
• Occupational hazards and standard safety practices.
• Traffic safety and basic traffic delineation procedures.

Ability to:

• Learn basic safety procedures and terminology.
• Perform routine and general cleaning and maintenance tasks.
• Learn to operate a variety of maintenance equipment in a safe and effective manner.
• Work various shifts, evenings, weekends and holidays.
• Understand and follow oral and written instructions.
• Operate modern multi-frequency radio communication equipment.
• Maintain effective audio/visual discrimination and perception to the degree necessary for the successful performance of assigned duties.
• Maintain physical condition appropriate to the performance of assigned duties and responsibilities.
• Communicate effectively, both orally and in writing.
• Maintain mental capacity, which allows for effective interaction and communication with others.
• Establish, maintain, and foster positive and effective working relationships with those contacted in the course of work.

EXPERIENCE AND TRAINING

Experience:

• Experience in janitorial and/or grounds maintenance is preferred.

Essential and marginal functions may require maintaining physical condition necessary for sitting, walking or standing for prolonged periods; light and moderate lifting, regularly lift and carry up to 50 pounds carrying, pulling, pushing, kneeling, bending, climbing with both legs and arms; operating motorized equipment and vehicles; communicate in person.
