Position Overview

Coastal Management & Consulting is seeking an experienced Community Manager to oversee the day-to-day operations of homeowner associations while serving as a trusted advisor to Boards of Directors. This role requires strong HOA management experience, sound judgment, and leadership qualities to guide communities through operational, financial, and maintenance matters with professionalism and consistency.

Key Responsibilities

Community & Board Management

  • Serve as the primary point of contact for assigned homeowner associations and their Boards of Directors
  • Prepare and attend Board and Annual Meetings; draft agendas, management reports, and meeting minutes
  • Provide clear guidance to Boards on governing documents, policies, and best practices

Operations & Maintenance

  • Oversee common area maintenance and capital projects, coordinating with vendors and contractors
  • Solicit, analyze, and present competitive bids and vendor recommendations
  • Conduct regular site inspections and follow up on maintenance items

Financial Oversight

  • Review financial statements, budgets, reserve studies, and expense reports
  • Assist Boards with budget preparation and fiscal planning
  • Work closely with accounting staff to ensure accurate and timely financial reporting

Compliance & Communication

  • Enforce governing documents and rules in a fair, consistent, and professional manner
  • Communicate effectively with homeowners, vendors, and Board members via email, phone, and portals
  • Respond to homeowner inquiries within established service standards

Leadership & Team Collaboration

  • Demonstrate ownership of assigned communities and lead them proactively
  • Collaborate with internal team members to ensure consistent service delivery
  • Mentor junior staff or support administrative team members as needed

Qualifications

Required

  • Minimum 2 years of HOA / community association management experience
  • Strong working knowledge of HOA operations, governing documents, and Board relations
  • Proven leadership qualities with the ability to manage multiple communities independently
  • Excellent written and verbal communication skills
  • Strong organizational skills and attention to detail

Preferred

  • CAI certification (CMCA, AMS, or PCAM) or willingness to obtain
  • Experience with AppFolio or similar HOA management software
  • Experience managing capital improvement projects and vendor contracts

Job Type: Full-time

Pay: $65, $80,000.00 per year
