Job Overview
The Division Purchasing Manager is responsible for sourcing equipment, goods, and services while effectively managing vendor relationships. This role requires leading strategic procurement activities across multiple spending categories, identifying cost-saving opportunities, and establishing high-value supplier partnerships. The Division Purchasing Manager will collaborate with both local and remote stakeholders to efficiently source local and national vendors and trades.
Responsibilities
· Develop, lead, and execute comprehensive purchasing strategies.
· Track and report key functional metrics to reduce expenses and enhance overall purchasing effectiveness.
· Create negotiation strategies and close deals under optimal terms.
· Collaborate with internal stakeholders to ensure clear and complete requirements documentation.
· Forecast pricing and market trends to identify shifts in buyer–supplier dynamics.
· Conduct cost analyses, scenario modeling, and benchmarking.
· Assess, manage, and mitigate procurement and vendor-related risks.
· Identify, evaluate, and partner with reliable vendors and suppliers.
· Determine optimal quantities and timing for material deliveries.
· Monitor and forecast upcoming demand levels to maintain appropriate inventory flow.
Requirements
· Demonstrated experience as a Purchasing Manager, Purchasing Agent, or Purchasing Officer.
· Strong knowledge of sourcing practices and vendor management.
· Understanding of market dynamics and strong business acumen.
· Strong negotiation and networking skills.
· Experience with vendor management software such as Builder Lynx, MyHomebuilder, or Procore.
· Ability to collect, interpret, and analyze data; strong aptitude with figures.
· Sound judgment and decisive decision-making abilities.
· Proven leadership capabilities.
· Ability to work simultaneously within both residential and commercial (apartment) environments and manage associated purchasing systems.
· Comfortable working in a field-office environment.

Pay: $75, $85,000.00 per year
