Job Overview
We are seeking an experienced and dedicated Maintenance Director to lead our facilities maintenance team in servicing our Independent and Assisted Living buildings. The ideal candidate will oversee all maintenance and ground operations for our retirement community, ensuring optimal performance, safety, and compliance. This leadership role requires a strong background in building maintenance, project management, and team supervision to maintain high operational efficiency standards.
Duties
- Develop and implement maintenance strategies aligned with organizational goals, including preventive and predictive maintenance programs.
- Prepare vacated apartments for new residents in coordination with Housekeeping; ensure units are ready for showing within three days of vacancy.
- Maintain and repair plumbing, electrical, lighting, HVAC systems, water heaters, and all facility equipment to ensure safe and efficient operation.
- Conduct regular facility tours to identify and recommend needed repairs or improvements to the Executive Director.
- Maintain accurate inventory of tools, supplies, and equipment; order and pick up items as needed.
- Ensure the building and grounds are clean, safe, and free from hazards at all times.
- Monitor and enforce compliance with fire regulations, emergency plans, and building safety codes.
- Respond to maintenance emergencies and be available for on-call support during off-hours.
- Move furniture and equipment as necessary and assist with room setups or relocations.
- Address resident maintenance concerns and work orders promptly, consulting with the Executive Director when needed.
- Supervise and support the transportation driver, overseeing competencies and training, and ensuring quality work.
- When the transportation driver is unavailable, drive the facility vehicle to transport residents to medical appointments and scheduled activities.
- Supervise and coordinate the grounds and maintenance assistants, including scheduling, training, performance evaluations, delegating tasks, and ensuring quality work.
- Oversee the troubleshooting and repair of complex mechanical, electrical, HVAC, and low/high voltage systems using schematics and diagnostic tools such as ohmmeters.
- Schedule and coordinate third-party vendors for repairs or maintenance beyond internal capabilities.
- Manage the use of the TELS System for work orders, inventory control, and documentation.
- Develop and manage the department budget; monitor expenditures and recommend cost-saving measures.
- Participate in the facility's improvement process initiatives and ensure compliance with company policies and professional standards.
- Maintain attractive and well-kept facility grounds, including seasonal landscaping and upkeep.
- Attend staff meetings and required training programs.
- Perform other duties as assigned by the Executive Director or Chief Executive Officer.
- Maintain detailed records of maintenance activities, inspections, and repairs to support continuous improvement efforts.
Education:
- High school diploma or equivalent preferred.
- Graduation from an appropriate technical/trade school preferred.
Licenses/Certification:
- Current valid driver's license from the State in which the facility operates.
Experience:
- Five years of experience in building maintenance.
- One year of supervisory experience is preferred.
- At least one year of long-term care facility experience is preferred.
Knowledge/Skills/Abilities:
- Knowledge of building codes and rules and regulation regarding the operation of plant equipment.
- Knowledge of HVAC, plumbing and electrical systems.
- Knowledge of OSHA and other safety requirements.
- Skilled in directing and motivating a team.
- Ability to communicate effectively with residents and their family members, and at all levels of the organization.
- Detail-oriented.
Pay: $ $32.00 per hour
Expected hours: 35 – 40 per week
