ABOUT THE POSITION

We are currently seeking a Building Engineer to service and operate building systems and site needs of an assigned Charlotte portfolio of Office and Industrial Properties. The Building Engineer will work independently at times but will occasionally be joined on tasks with other Beacon Building Engineers and Vendor Service Providers. This person will be responsible for performing hands-on maintenance work in the operation of Beacon's Properties. Duties will include, but are not limited to the repair, maintenance, monitoring and improvement of all building structures and systems including HVAC, plumbing, electrical, hardware, and life safety equipment. The Building Engineer will report to the Director/Property Management/Industrial.

KEY RESPONSIBILITIES


• Complete regular inspection of properties to make sure they are well maintained. (e.g., curb appeal, landscaping, lighting, trash, stained ceiling tiles, etc.) Make recommendations to the Property Manager when necessary for improvements or necessary repairs.


• Be a first responder to work orders as necessary in a timely fashion and close out when complete. (e.g., roof leaks, HVAC issues, plumbing issues, life safety, etc.). Visit with tenants immediately, make sure issues get resolved in a timely matter and follow back up with tenants to confirm.


• Be available on-call for after-hours major issues. Comp time is awarded accordingly.


• Supervise annual sprinkler, fire alarm panel and backflow inspections.


• Assist the Property Manager(s) in the selection of vendors and services to ensure cost-effective and positive expense control. Assist in the scheduling and supervision of vendors for the property as needed.


• Assist the Property Manager(s) in monitoring and coordinating capital improvements and property renovation projects. Participate in project meetings and provide insight on integration with existing building systems.


• Ensure all preventive maintenance and scheduled inspections specific to the buildings systems and equipment are conducted as scheduled, either directly or through use of outside vendors for Elevators, Life Safety Systems, Plumbing, Electrical, HVAC and associated equipment.


• Assist Property Manager(s) in responding to all emergency situations and performing tasks necessary for the well-being and protection of the property and occupants.


• Maintain inventories of supplies and repair parts and reorder materials as needed, with the Property Manager's approval. Maintain inventory of tools and equipment.


• Perform monthly utility meter readings and report to Property Manager for applicable sub metered tenant utilities.


• Ensure all new locksets are per building standard keying system.


• Participate in Tenant move-in and move-out meetings with Property Manager(s).


• Perform other duties as assigned.

CRITICAL CHARACTER TRAITS, SKILLS AND ABILITIES:

• Team player with outstanding verbal and written communication skills


• Experience with operating HVAC, plumbing, electrical, life safety and building automation systems.


• Excellent customer service and people skills to interact with tenants and vendors.


• Basic skill level with Microsoft Outlook, Word and Excel.

EDUCATION, EXPERIENCE, AND CERTIFICATIONS:


• Electrical, Plumbing or HVAC Certifications are a plus but not required.


• Must be at least 18 years old.


• Must have a clean driving record.

MINIMUM PHYSICAL REQUIREMENTS:


• The physical demands of the job require the employee to be able to stoop, stand, climb, and lift a minimum of fifty pounds of equipment (pumps, tools, ladders).


• Able to climb ladders and stairs to access the roof.


• Able to work extended periods of time without relief when responding to priority/emergency situations.


• Licensed and able to drive a company provided pick-up truck while on duty.


• There will be a decent amount of driving involved as our properties are located throughout the Charlotte area.
