Job Summary: The Property Manager is responsible for overseeing the day-to-day operations, financial performance, and overall upkeep of assigned properties (apartments, condominiums and commercial buildings). This role ensures high tenant satisfaction, regulatory compliance, and efficient property management practices while maximizing the property's value.
Key Responsibilities:
Operations & Tenant Relations:
- Serve as the primary point of contact for tenants, condo owners and commercial tenants, addressing inquiries, concerns, and maintenance requests.
- Coordinate leasing activities, including tours, screenings, lease preparation, move-ins, and move-outs.
- Enforce lease agreements and property rules.
- Assist with marketing and advertising vacancies.
- Maintain accurate records, including leases, inspections, and maintenance logs.
- Ensure compliance with local, state, and federal housing and safety regulations.
- Manage communication regarding condo community policies, announcements, maintenance schedules, and rule changes.
- Collect condo assessments, process payments, and track delinquencies.
Maintenance & Facility Management:
- Schedule and oversee routine and emergency maintenance.
- Conduct regular property inspections to ensure safety, cleanliness, and compliance.
- Manage vendor relationships and contracts (landscaping, cleaning, repairs, security, etc.).
- Respond to maintenance calls for condominiums and coordinate either in hours maintenance or outside vendor depending on severity of maintenance call.
- Conduct regular inspections of condo common elements (lobbies, hallways, amenities, roofs, garages, landscaping, pools, etc.).
- Oversee contracted services such as cleaning, landscaping, pool maintenance, pest control, snow removal, and security.
- Manage preventive maintenance programs and maintain an annual maintenance calendar.
Tenant Billing:
- Post monthly rent charges for commercial and residential tenants, as well as condominium owners
- Process tenant monthly utility billing and final utility billing upon move outs
- Misc tenant charges
Qualifications:
- Proven experience in property management (residential, commercial, or mixed-use).
- Strong understanding of property operations, leasing, and maintenance processes.
- Excellent communication, problem-solving, and customer-service skills.
- Proficiency with property management software (e.g., Yardi, AppFolio, Buildium).
- Knowledge of landlord-tenant laws and fair housing regulations.
- Ability to manage budgets and interpret financial reports.
Preferred Skills & Certifications:
- Real estate license or property management certification (e.g., CPM, CAM) preferred.
- Experience with leasing, project management, vendor procurement

Schedule: Monday through Friday, at our office on Capitol Hill. Eight (8) hour day, you are welcome to set your schedule with what time you like to arrive each morning

Pay: $70, $76,000.00 per year
