WinnCompanies is in search of an agile Apartment Maintenance Supervisor III to join our dynamic team at Monterey Pines, a 324-unit affordable community located in Richmond, CA.
 
The Maintenance Supervisor III will perform maintenance functions and provide direction and supervision to the maintenance team in the community, including rental units, residential common areas, office, grounds, and parking lots. The position requires a diversified base of knowledge and skills needed to maintain the property to satisfy ownership and management objectives.
 
This is a hands-on, working Supervisor role. The work schedule is Monday to Friday, 8am to 5pm, with rotational on-call. The position offers a pay range of $28 to $31.50 per hour depending on experience, plus a 2-bedroom housing unit.
 
Responsibilities
  • Lead and manage maintenance staff at the property daily and perform as working supervisor when not supervising staff.
  • Assist in hiring, developing, training and holding staff accountable to operating standards.
  • Conduct and participate in weekly staff meetings.
  • Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
  • Complete monthly building and unit inspections to ensure property is maintained to operating standards.
  • Review third party property inspections to resolve maintenance repairs.
  • Maintain working knowledge of all maintenance programs and capital improvement projects.
  • Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
  • Participate in rotational on call activity during off hours, emergencies, and hands on maintenance activity.

Requirements

  • 3-5 years of residential/apartment maintenance experience
  • 1-3 years' supervisory experience
  • CAMT Certification
  • Experience with computer systems, particularly Microsoft Office Suite and Real Page
  • Highly skilled and knowledgeable in electrical, plumbing, appliance, and HVAC
  • Outstanding verbal and written communication skills
  • Excellent customer service skills
  • Ability to work with a diverse group of people and personalities
  • Comfortable with using tablets and technology
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.

Preferred Qualifications

  • Vocational or Technical training
  • 2+ years in a maintenance leadership role
  • HVAC, Asbestos, Lead Based Paint Certifications
  • Residential property management experience
  • Real Page OneSite property management software experience
