Live-in Superintendent

Job Summary:

We are seeking a reliable and experienced Live-In Superintendent to oversee the day-to-day maintenance and operations of our residential property. The ideal candidate will live on-site and be responsible for ensuring the building is clean, safe, and well-maintained. This position requires hands-on maintenance skills, strong communication, and a proactive approach to property management.

Responsibilities:

• Perform daily maintenance tasks, including plumbing, electrical, HVAC, and general repairs
• Oversee the cleanliness of common areas, hallways, and grounds
• Respond to emergency maintenance requests promptly (24/7 availability required)
• Supervise and coordinate with vendors, contractors, and building staff
• Perform regular inspections of the property and address issues proactively
• Maintain accurate records of work orders, supplies, and equipment
• Assist with seasonal tasks such as snow removal and landscaping
• Report major issues to management and assist with budgeting and planning for repairs

Requirements:

• Previous experience as a building superintendent or in a maintenance role
• Strong knowledge of building systems and repair techniques
• Ability to lift heavy objects, climb ladders, and work in various conditions
• Good communication and customer service skills
• Must be dependable, organized, and able to work independently
• Availability for emergency calls, nights, and weekends
• Must live on-site (apartment included as part of compensation)
• Must have a vehicle
• HVAC, Plumbing, and Electrical are a MUST. If you do not know all three (3) of these skills, please do not apply.

Preferred Qualifications:

• Familiarity with NYC building codes and regulations
• Experience working in a co-op or multi-unit residential building
