Looking for a committed Maintenance Technician with experience.
Our Company is a small business in REAL ESTATE property management.
We are a professional, fast-paced, rewarding property management company and our goal is to : Be responsible to preserve the excellent condition and functionality of our apartment communities, while ensuring expenses are kept to a minimum.
The Maintenance Technician will be skilled in a variety of areas with basic knowledge in plumbing, carpentry, electrical, and painting.
The Maintenance Technician must work closely with the Property Manager and Maintenance Coordinator to complete rehabilitation of the vacant apartments, service requests and other maintenance issues as quickly and efficiently as possible to promote high occupancy rates and excellent response times.
The position is responsible to ensure the property is physically well maintained to Company standards and in compliance with all HUD regulatory requirements (where applicable). The Maintenance Technician must provide excellent customer service in a professional manner at all times. .
The Maintenance Technician is responsible for coordinating service calls, monitoring contracted repairs and preventative maintenance, reporting on building conditions and maintaining equipment and fixtures. The ideal candidate will have prior experience and a demonstrable commitment to customer service.
Responsibilities:
· Complete service request paperwork per company policy.
· Submits all required paperwork and reports accurately and in a timely manner as stated in the Maintenance Manual.
· Participates in inspections of the property with Property management staff.
· Travel to and perform work at other properties, as required.
· Complete tasks. including but not limited to, painting, basic plumbing, basic electrical, carpentry, and cleaning of all apartment inventory, as required.
· Troubleshooting the source of a problem and take appropriate action to repair or restore service while meeting all community timelines and quality standards, and communicating contractor needs to the Maintenance Coordinator.
· Communicate any needs for a contractor to the Maintenance Coordinator.
. Obtaining detailed scopes of work in contractor bids in order for corporate office to make informed decisions.
· Follow Fair Housing Laws and report all lease violations to the Property Management staff.
. Must respond to emergency service requests per the company policy.
· Rehab vacant apartments to get them ready for move-in in a quick and efficient manner.
· Maintain complete inventory paperwork in a timely manner.
· Complete preventive maintenance program.
· Perform standard cleaning and trash removal and prepares dumpsters for scheduled pick-up, if applicable.
· All other duties as assigned.
