Role Overview

The Property Manager is responsible for overseeing the day to day operations of multiple properties within an assigned territory, ensuring each asset meets performance, financial, and occupancy goals while providing an exceptional living experience for residents.

This role involves leading and developing team members across multiple sites, maintaining strong relationships with residents, ownership, and centralized support teams, and ensuring operational excellence, compliance, and stewardship of all assets under management. The Property Manager operates with a high level of ownership, accountability, and professional judgment in executing approved strategies and day to day decisions. Property Managers may be required to work after hours and weekends as needed

Success Metrics

A successful Property Manager at Commercial Northwest consistently:

  • Maintains portfolio occupancy at or above ownership targets, typically 93% or higher.

  • Delivers properties on or under approved operating budgets.

  • Resolves resident escalations promptly, professionally, and fairly.

  • Maintains strong audit results, lender inspections, and compliance standings.

  • Develops accountable, high performing teams aligned with company values and expectations.

Key ResponsibilitiesLeasing & Marketing

  • Conduct market surveys as needed and recommend rent adjustments.

  • Oversee leasing operations across all assigned properties.

  • Proactively intervene and lead corrective leasing strategies when projected or actual occupancy falls below 93%.

  • Ensure renewals are processed and leases are executed on time.

  • Support showings and application processing as needed.

  • Lead and mentor Leasing Agents, Assistant Property Managers, and Leasing Specialists to achieve leasing goals.

  • Monitor marketing performance and collaborate with ownership and the centralized marketing team while executing approved strategies and making day to day operational decisions.

Resident Relations

  • Serve as the primary point of escalation for resident concerns and complaints across all assigned communities.

  • Ensure timely communication and resolution of resident issues.

  • Oversee renewal negotiations, lease compliance, and resident retention programs.

  • Conduct routine property walks, unit inspections, and lender required inspections to ensure property standards are upheld.

Operations & Financial Management

  • Prepare, manage, and monitor annual property budgets for all assigned assets.

  • Review monthly financial statements, variances, and key performance metrics.

  • Ensure timely rent collection and consistent enforcement of collection policies.

  • Approve invoices above maintenance limits and monitor expenses to ensure budget compliance.

  • Provide timely, accurate, and professional reporting to ownership and the Regional Manager.

Maintenance & Vendor Oversight

  • Coordinate with the maintenance team and centralized maintenance department on work orders, unit turns, and preventative maintenance.

  • Ensure all builder and vendor warranty claims are followed through to resolution during applicable warranty periods.

  • Negotiate vendor contracts, evaluate performance, and ensure cost efficiency.

  • Oversee emergency repairs and capital projects in partnership with the Regional Manager and Maintenance Supervisor.

  • Track capital projects to ensure completion within approved scope, timeline, and budget.

Compliance & Risk Management

  • Ensure compliance with Fair Housing, ADA, OSHA, and all applicable state and local landlord tenant laws.

  • Maintain accurate and complete resident files, leases, and documentation.

  • Conduct safety inspections and coordinate corrective actions with vendors or maintenance teams.

  • Review and approve all SDDLs drafted by Assistant Property Managers to ensure legal accuracy and compliance with Idaho landlord tenant law prior to distribution.

Leadership & Team Management

  • Lead and develop Assistant Property Managers, Leasing Agents, Leasing Specialists, and support staff across the assigned portfolio.

  • Provide consistent coaching, training, and performance feedback.

  • Promote teamwork, accountability, and alignment across onsite and centralized teams.

  • Lead regular staff meetings, clearly communicate company and property goals, and set expectations.

  • Collaborate closely with the Regional Manager to enhance property performance, resident satisfaction, and team development.

Qualifications

  • 3 or more years of experience in property management or a related field.

  • 2 or more years of experience with property level accounting, including general ledger review, income statements, and variance analysis.

  • Proficiency in property management software, preferably AppFolio.

  • Strong knowledge of landlord tenant law, Fair Housing, and compliance requirements.

  • Excellent communication, organizational, and conflict resolution skills.

  • Strong analytical skills and attention to detail.

  • Proven ability to lead teams and manage staff effectively.

  • Ability to work independently while collaborating across departments.

  • Flexibility to respond to after hours emergencies as required.

Job Type: Full-time

Pay: $60, $65,000.00 per year
