The Area Maintenance Supervisor will be responsible for maintaining operations of an assigned apartment community portfolio. This position will work closely with the Property Managers and will be responsible for organization of service requests, preventative maintenance program, compliance and safety standards and customer service.

Essential Duties & Responsibilities:

  • Area Maintenance Supervisors will spend 50% of their time supervising property-level maintenance teams (in tandem with the Property Manager), managing vendor and contractor relationships, ensuring maintenance standards and compliance is met across the properties they oversee, and partnering with leadership on the recruiting, training, and development of future maintenance hires. The remaining time will be spent performing hands-on repairs/maintenance work.
  • Assist Property Manager in the management of an excellent customer service program by adhering to the Peak Simply Service Standards
  • Prioritize and assign service requests to maintenance team. Monitor daily completion of service requests and follow up on any outstanding items. Assist in the completion of service requests as necessary.
  • Inspect grounds, buildings, and other community features daily to minimize liability concerns and to ensure excellent curb appeal at all times
  • Perform and supervise effective property operations in compliance with all applicable building codes, acts and regulations.
  • Maintain a preventative maintenance program that extends the life of the asset while minimizing future repairs.
  • Identify and implement energy-saving measures that promote conservation
  • Manage maintenance supply inventory while adhering to budget guidelines
  • Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and occupational Health & Safety requirements.
  • Maintain hazard communications program; Teach and promote safe work practices
  • Participate in monthly unit inspections as required
  • Assist residents with the move-in/ move-out process.
  • Responsible for key control program as outlined in Peak policy manual
  • Schedule and direct workers in performance of all maintenance/repairs related to turn events within budgeted guidelines. Supervise all vendors and contractors throughout the turn process
  • Supervise maintenance team in preparing vacant units for marketing to include restoration and cleaning
  • Direct workers in performance of scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals
  • Address resident and employee concerns and resolve issues in a timely and professional manner
  • Assist with the general upkeep and cleaning of office, common areas and model; maintaining accurate records at all times
  • Work with Property Manager and/or facilities support team to obtain bids for capital improvements if applicable.
  • Work with Property Manager to coordinate on-site vendor work
  • Work with Property Manager to maximize performance of property within budget guidelines
  • Participate in on-call emergency rotation
  • Assist Property Manager with conducting performance appraisals for maintenance team
  • Adhere to dress code requirements
  • Perform additional tasks and responsibilities as required.

Qualifications, Skills & Abilities:

Education/Experience and Technical Requirements:

  • High school diploma or equivalent required
  • 5+ years of maintenance supervisory experience required; experience in the multifamily industry highly preferred.
  • BES Operator Class I Certification or Equivalent
  • Must live within 50 km of the assigned property
  • A valid driver's license and current automobile insurance is required. Position requires individuals to furnish their own reliable vehicle to fulfill all of the job's functions
  • Other licenses and certifications as required by local, provincial, or federal law
  • Basic hand tools (not provided by community)
  • Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
  • All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents

Ability to diagnose problems with and repair the following (Not all will be applicable):

  • Major appliances
  • HVAC, including proper certification
  • Intermediate plumbing
  • Intermediate electrical (when no license required)
  • Sheetrock
  • General carpentry
  • Pool care (if required by community)
  • Roofs and gutters
  • Painting
  • General irrigation maintenance and repairs
  • Landscaping
  • Fountain maintenance and repairs
  • Foundation/sidewalk repairs
  • Ice/snow removal
  • Golf carts and small engine maintenance (if required by community)

Requirements: A Police Criminal Record Check will be required as part of the pre-employment process.

Working Environment:

  • Physical Effort: Constantly moving, walking, stopping, pushing, pulling, lifting, and crouching. Must be able to lift and/or move up to 23 kg to over 113 kg with assistance.
  • Physical Environment: Working outdoors in all conditions (Extreme Heat and Cold, Snow, Rain, Ice etc.).
  • Sensory Attention: Exposed to noise and vibration when working with equipment.
  • Mental Stress: Time sensitive responsibilities, requiring prioritization and time management.

Time Requirement:

  • Full time, 40-44 hours per week, Monday – Friday. Additional hours may be required during Turnover season.
  • Regular on-call coverage will be required with this position. The on-call schedule will be made in advance alongside the Property Manager and will be distributed to team members with ample notice.
