How You Will Contribute
The Maintenance Technician performs technical and mechanical work to ensure that the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
Things You Will Do
Maintenance
- Perform routine work orders at the community, which may include appliance repair, completing emergency and on-call tickets.
- Perform repairs and maintenance tasks across plumbing, electrical, HVAC, carpentry, and appliances.
- Diagnose faults, carry out preventative maintenance, and weekly/monthly inspections.
- Ensure resident service requests are completed promptly and apartments are market-ready.
- Participate in on-call rotation for after-hours emergencies.
- Respond to resident work orders with a customer-first attitude.
- Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Take pride in the apartment community; visually inspect and address areas of concern, keep the community clean, and make note of service needs.
- Keep the Maintenance Shop stocked, organized, and clean.
- Utilize maintenance management systems on computers and iPads to complete work orders.
Safety
- Be mindful of the condition of the community and initiate action to correct unsafe conditions, i.e., broken gates, broken steps, broken/burned-out exterior lights.
- Think safety first and ensure that unsafe conditions are corrected promptly.
