The Facilities Director serves as a strategic and operational leader responsible for safeguarding and optimizing VBCDC's real estate and physical assets. This role oversees building systems, maintenance operations, capital improvement and rehabilitation projects, and vendor/contractor relationships to ensure high-quality, safe, and compliant housing environments. The Facilities Director leads and develops a high-performing team of maintenance professionals, ensuring consistent service delivery, regulatory compliance, and alignment with VBCDC's mission and values. This position actively contributes to long-range planning, risk reduction, operational efficiency, and continuous improvement efforts across the organization.
Primary Duties and Responsibilities (Essential Job Functions)
A. Facilities & Asset Operations
Oversee day-to-day facility management operations for VBCDC's property portfolio.
Ensure building safety, preventive maintenance schedules, and rapid response to repair needs.
Conduct regular property inspections to identify maintenance needs and compliance gaps.
Support capital improvements and rehabilitation efforts with strong coordination and planning.
Maintain strong vendor and contractor relationships, ensuring quality, cost-control, and contract compliance.
B. Team Leadership & Workforce Development
Supervise, mentor, and professionally develop maintenance personnel; establish performance expectations, provide coaching, and ensure accountability.
Cultivate a positive and mission-aligned culture rooted in professionalism, safety, and customer service.
Delegate responsibilities effectively and monitor completion of assigned tasks to meet performance targets.
C. Compliance, Quality, and Risk Management
Ensure facility operations comply with health and safety regulations, federal and state housing requirements, accessibility laws, and applicable building codes.
Support risk mitigation strategies including safety training, asset protection, environmental hazard prevention, and documentation control.
D. Vendor, Contract & Budget Administration
Manage procurement activities, contractor qualifications, scopes of work, and bid reviews.
Assist with development of annual facilities budgets and capital expenditure planning.
Review invoices, oversee material procurement, and track expenditures to budget.
E. Strategic Planning & Continuous Improvement
Collaborate with Asset Management leadership to improve facility systems, workflows, and service delivery.
Contribute to multi-year capital planning, including lifecycle replacement schedules.
Document and enhance standard operating procedures aligned with organizational goals.
Performance Metrics

Reduction in emergency maintenance and successful preventive maintenance execution.
Timely and under-budget delivery of capital/rehab projects.
Improved asset condition ratings and regulatory compliance outcomes.

Minimum Education, Experience, and Skills
Bachelor's degree in Facilities Management, Construction Management, Property/Asset Management, or related field preferred.
Minimum 5 years of experience in facilities management, building operations, or maintenance supervision; affordable housing or multifamily experience strongly preferred.
Working knowledge of building systems, OSHA, Fair Housing compliance, and property maintenance standards.
Proficiency with maintenance and property management software systems; strong Microsoft Office skills.
Proven leadership experience with the ability to train, coach, and develop staff.
Exceptional communication, time-management, and project coordination skills.
Ability to exercise sound judgment, demonstrate initiative, and resolve complex issues effectively.
Pay: $70, $90,000.00 per year
