About the Role
We are conducting a search for an experienced asset manager to oversee our client's diverse commercial real estate portfolio. This role offers a unique opportunity for a self-directed professional who values independence and wants to directly influence investment performance.
Unlike positions at large institutional firms, this role combines strategic portfolio management with hands-on operational oversight. The successful candidate will work directly with experienced investors, have significant autonomy in managing day-to-day operations, and play a critical role in building and optimizing organizational systems.
Responsibilites
The asset manager will be responsible for both strategic oversight and hands-on operational management, including:
- Managing financial performance and administration across a multi-property portfolio
- Coordinating with property managers, third-party vendors, lenders, and administrative staff
- Reviewing monthly property statements and independently identifying issues or opportunities
- Handling critical administrative tasks such as LLC renewals, lease renewals, and compliance documentation
- Developing organized systems and processes to standardize operations across the portfolio
- Analyzing financial statements to identify cost savings and investment optimization opportunities
- Preparing financial reports, cash flow analyses, and net operating income (NOI) calculations
- Proactively tracking upcoming obligations including mortgage resets and lease renewal deadlines
- Conducting periodic property visits throughout the Twin Cities metro area
- Presenting updates and recommendations to support informed decision-making regarding asset performance
Qualifications:
Our client is seeking candidates with the following background and skills:
- Proven experience in real estate asset management, property management, commercial real estate finance, or related roles
- Demonstrated ability to work independently with minimal supervision and take full ownership of projects
- Strong financial acumen with ability to analyze statements, calculate NOI and debt service, and evaluate investment performance
- Excellent communication and interpersonal skills for managing multiple stakeholder relationships
- Proficiency with Microsoft Office Suite (particularly Excel) and property management software such as AppFolio or Rent Manager
- Strong organizational skills and meticulous attention to detail when managing complex documentation
- Experience coordinating with property managers, lenders, and administrative teams
- Comfort with administrative responsibilities including lease renewals, documentation management, and compliance tracking
- Ability to establish and optimize reporting systems and organizational structures
- Understanding of commercial real estate terminology and investment principles
