Overview Flow Student is entering a key phase of growth, with increasing focus on aligning sales delivery and revenue strategy with operational excellence and long‑term brand development. To support this next stage, we are seeking a highly experienced and commercially driven Group Sales Manager to lead and control the sales strategy across the Flow Student portfolio. This is a senior leadership position with responsibility for setting direction, driving performance through front‑line teams, and ensuring that sales activity is fully integrated with both operations and marketing.
Responsibilities
Take full ownership of the sales strategy for Flow Student, overseeing the full lifecycle from annual planning and forecasting through to execution, monitoring, and performance management across both on‑site and central sales teams.
Work closely with the Head of Operations and senior stakeholders across marketing, on‑site operations, and central support functions to ensure the sales strategy directly supports occupancy targets, income growth, and overall asset performance.
Translate high‑level commercial objectives into clear, actionable sales plans, embed these plans with front‑line teams, and establish robust reporting, controls, and performance frameworks to track progress and drive continuous improvement.
Partner closely with the internal marketing team to align campaigns, messaging, and demand generation activity with sales execution, ensuring a consistent, joined‑up approach that maximises conversion and enhances brand visibility across all channels.
Lead, own, and deliver the group‑wide sales strategy for Flow Student, ensuring it is aligned with business objectives, operational capacity, and portfolio growth plans.
Take full accountability for occupancy performance, sales pacing, and revenue delivery across the student accommodation portfolio, including developing and implementing annual and seasonal sales plans, setting clear targets, providing pricing input, defining channel strategies, and driving conversion optimisation throughout the sales funnel.
Provide clear and credible leadership to front‑line sales and on‑site teams, ensuring consistent execution of the sales strategy across all locations, and establish and maintain standards, processes, and controls for sales activity, including lead management, follow‑up, conversion, offers, and contracting.
Contribute to broader operational, brand, and growth discussions, shaping the commercial direction of the platform and building strong relationships with key stakeholders to raise the Flow Student profile across partner networks.
Own and manage relationships with international agencies, driving incremental sales through effective product management and strong commercial oversight.
Qualifications
Proven senior sales leadership experience within purpose‑built student accommodation, residential, hospitality, or a comparable consumer‑led sector.
Demonstrable track record of owning and delivering sales strategy at portfolio or group level, and commercially astute with a clear understanding of how sales performance links directly to operational delivery and asset value.
Experience in leading, influencing, and driving performance through front‑line and on‑site teams, and highly analytical, with confidence in owning forecasts, targets, reporting, and performance reviews at senior level.
Comfort working cross‑functionally, particularly with marketing and operations, is essential, as is the ability to operate effectively in a fast‑paced, growth‑focused environment.
Credible and authoritative leader, able to set direction, challenge constructively, and embed high standards across the business.

You will work closely with the Head of Operations and the internal marketing team, with genuine influence over performance and decision‑making. The role provides the chance to build and embed best‑in‑class sales frameworks across a national portfolio, supported by a competitive salary in the region of £70,000 to £80,000 plus bonus, aligned to responsibility and impact.
