Role Summary:

Position Summary

The Maintenance Technician is responsible for performing routine and emergency maintenance for apartment units, common areas, and building systems. This role ensures that all rental properties remain safe, functional, and well-maintained to provide a positive living experience for residents.

Key Responsibilities:

General Maintenance & Repairs

  • Perform repairs and preventative maintenance on HVAC systems, plumbing, electrical, appliances, and building structures.
  • Troubleshoot and resolve maintenance issues reported by residents or staff.
  • Repair or replace fixtures, doors, windows, flooring, and other interior components.

Turnover / Unit Make-Ready:

  • Prepare vacant units for new residents, including cleaning, painting, repairing drywall, replacing fixtures, and ensuring all appliances and systems are functional.
  • Complete walk-through inspections and document unit condition.

Emergency & On-Call Duties:

  • Respond to after-hours emergency maintenance requests on a rotating schedule.
  • Address urgent issues such as leaks, power outages, lockouts, or safety hazards quickly and professionally.

Property & Grounds Maintenance:

  • Maintain cleanliness and safety of common areas, hallways, mechanical rooms, and outdoor spaces.
  • Perform seasonal tasks such as snow removal, de-icing, landscaping, and gutter cleaning.
  • Inspect property regularly and report any issues.

Safety & Compliance:

  • Follow all safety procedures, building codes, and company policies.
  • Maintain accurate records of work performed, materials used, and inspections completed.
  • Ensure proper use and storage of tools, equipment, and chemicals.

Qualifications:

  • High school diploma or equivalent.
  • 1–3 years of maintenance experience (apartment or property management preferred).
  • Basic knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair.
  • Valid driver's license and reliable transportation.
  • Ability to lift 50+ pounds and work in various weather conditions.

Preferred

  • Experience with property management software (e.g., Yardi, AppFolio, Buildium).
  • Trade school or technical training.

Skills & Competencies

  • Strong problem-solving and troubleshooting abilities.
  • Customer service–oriented with good communication skills.
  • Ability to work independently and manage multiple tasks.
  • Attention to detail and high-quality workmanship.
  • Safety-conscious and dependable.

Work Environment

  • Indoor and outdoor settings across multiple residential properties.
  • Regular exposure to tools, equipment, ladders, and occasional hazardous conditions (with proper safety gear provided).

Job Type: Contract

Pay: From $18.00 per hour
