Hotel Maintenance Supervisor Job DescriptionPosition Overview

Award Winning Holiday Inn Express & Suites Palm Bay FL is seeking a dedicated and experienced Hotel Maintenance Supervisor to oversee the daily maintenance operations and report directly to the GM. This role is essential to ensuring our property meets IHG brand standards while providing exceptional guest experiences through well-maintained facilities and systems.

The successful candidate will be responsible for maintaining all hotel systems including HVAC, plumbing, electrical, guest rooms, and public areas in accordance with Holiday Inn Express (IHG) brand standards and safety regulations.

Key Responsibilities Team Leadership & Management

  • Schedule work assignments, prioritize tasks, and ensure efficient workflow
  • Train new maintenance technicians on hotel standards and safety procedures
  • Conduct performance evaluations and provide ongoing coaching and development
  • Foster a positive team environment focused on guest satisfaction and quality service

Facility Maintenance & Operations

  • HVAC Systems: Oversee heating, ventilation, and air conditioning maintenance, repairs, and preventive maintenance schedules
  • Plumbing & Electrical: Supervise plumbing repairs, electrical troubleshooting, and ensure compliance with safety codes
  • Guest Room Maintenance: Ensure all guest rooms meet Holiday Inn Express standards for functionality, cleanliness, and safety
  • Public Area Upkeep: Maintain lobbies, corridors, fitness centers, pool areas, and exterior grounds to brand specifications

Quality Assurance & Compliance

  • Conduct regular property inspections to identify maintenance needs and safety hazards
  • Ensure compliance with local building codes, fire safety regulations, and OSHA standards
  • Maintain detailed maintenance logs and work order documentation
  • Coordinate with housekeeping and front desk teams to address guest maintenance requests promptly
  • Implement and oversee preventive maintenance programs to minimize equipment downtime

Budget & Vendor Management

  • Assist in developing and managing maintenance department budget
  • Coordinate with external contractors and vendors for specialized repairs
  • Maintain inventory of maintenance supplies and equipment
  • Recommend cost-effective solutions for facility improvements and repairs

Required Qualifications

Experience & Education

  • 3-5 years of maintenance experience in hospitality, commercial facilities, or related field
  • 1-2 years of supervisory or leadership experience preferred
  • High school diploma or equivalent required; technical certification or associate degree in facilities management, engineering, or related field preferred

Technical Skills

  • Working knowledge of HVAC systems, including troubleshooting and basic repairs
  • Proficiency in plumbing and electrical systems with ability to perform routine maintenance
  • Experience with preventive maintenance programs and work order management systems
  • Familiarity with hotel property management systems (PMS) preferred

  • Effective communication skills with guests, staff, and vendors
  • Ability to work independently and prioritize multiple tasks
  • Physical ability to lift up to 50 pounds and work in various environmental conditions

Preferred Qualifications Industry Experience:

Previous hotel or hospitality maintenance experience, particularly with mid-scale hotel brands Certifications: EPA certification, electrical or plumbing licenses, HVAC certification, or other relevant trade certifications Technology Skills: Experience with computerized maintenance management systems (CMMS) and basic computer proficiency Working Conditions

  • Schedule: Full-time position with flexibility for evenings, weekends, and holidays as needed
  • Environment: Indoor and outdoor work in various weather conditions
  • Physical Requirements: Ability to stand, walk, climb, and work in confined spaces
  • On-Call Availability: Occasional on-call responsibilities for emergency maintenance situations
