Overview

We are seeking a skilled and dependable Apartment Maintenance Technician to join our team. This role is responsible for maintaining the physical condition and overall appearance of multiple apartment communities within our portfolio. The ideal candidate is experienced in general maintenance, responsive to work orders, and committed to providing a safe, clean, and well-maintained environment for all residents.

Key ResponsibilitiesGeneral Maintenance & Repairs

  • Complete resident work orders efficiently, professionally, and within required time frames.
  • Perform routine maintenance tasks such as plumbing repairs, electrical troubleshooting, HVAC work (as certified), carpentry, appliance repair, and general handyman services.
  • Conduct preventative maintenance on units, building systems, and equipment.
  • Assist with unit turns, including painting, cleaning, installing appliances, and minor repairs to prepare units for new residents.
  • Address emergency maintenance issues and participate in the on-call rotation.

Property & Grounds Upkeep

  • Maintain curb appeal and cleanliness of all assigned properties, including common areas, hallways, grounds, and amenities.
  • Inspect buildings and grounds regularly to identify safety hazards, needed repairs, and areas for improvement.
  • Assist with seasonal responsibilities: snow/ice removal, debris removal, HVAC filter changes, etc.

Operational Support Across Multiple Properties

  • Travel between several apartment communities to complete work orders and maintenance tasks as assigned.
  • Maintain accurate logs of work performed at each property.
  • Communicate effectively with property managers regarding required repairs, completed work, and ongoing issues.
  • Assist with vendor coordination and supervise contractors when necessary.

Safety & Compliance

  • Ensure all work meets safety standards and follows company policies and local codes.
  • Report unsafe conditions or equipment immediately.
  • Maintain proper inventory of tools, supplies, and equipment.
  • Follow all OSHA, EPA, and Fair Housing regulations.

Qualifications

  • 2+ years of residential or commercial maintenance experience preferred.
  • Strong working knowledge of basic plumbing, electrical, HVAC, carpentry, and appliance repair.
  • HVAC certification (EPA Type I or II) preferred but not required.
  • Ability to troubleshoot efficiently and think critically.
  • Must have reliable transportation for traveling between properties.
  • Ability to lift up to 50 lbs and perform physical tasks including bending, climbing, and standing for long periods.
  • Strong communication and customer service skills.
  • Must be able to participate in on-call rotation for after-hours emergencies.
  • High school diploma or equivalent required.
