Facilities Manager / Maintenance supervisor

MOD Management is a rapidly growing property management company overseeing a large portfolio of multifamily and mixed-use buildings throughout Connecticut. We are seeking an experienced, hands-on Facilities Manager / Maintenance Manager to lead our maintenance operations from our New Haven office and ensure that our properties are maintained to the highest standards.

This is a hands-on leadership role. You will supervise technicians, coordinate vendors, manage building systems, and handle repairs personally when needed.

Position Overview

The Facilities Manager is responsible for overseeing all building maintenance operations, preventive maintenance programs, property inspections, and emergency response. This person ensures tenant satisfaction, operational safety, and efficient building performance.

Key Responsibilities

Team Leadership & Oversight

  • Supervise maintenance technicians, supers, and porters

  • Assign daily work orders and weekly schedules

  • Train and mentor junior team members

  • Perform quality checks on completed work

Maintenance & Repairs

  • Troubleshoot and repair electrical, plumbing, HVAC, carpentry, and general building issues

  • Manage apartment turnovers and punch lists

  • Oversee appliance repairs (stoves, fridges, washers/dryers)

  • Inspect and maintain building systems including boilers, pumps, and alarms

Preventive Maintenance

  • Create and execute seasonal PM schedules for all buildings

  • Perform heating and cooling system prep (boiler start-ups, AC checks)

  • Conduct roof, drain, and fire equipment inspections

  • Ensure compliance with CT building codes and safety standards

Vendor & Contractor Management

  • Coordinate and supervise outside vendors and contractors

  • Obtain quotes and evaluate proposals

  • Oversee renovation and repair timelines

  • Hold contractors accountable to budgets and quality standards

Tenant Service & Communication

  • Respond to tenant maintenance requests promptly and professionally

  • Communicate clearly with tenants, property managers, and office staff

  • Document repairs, photos, and progress in work order system

Technology & Reporting

  • Use AppFolio (or similar software) to manage work orders, inspections, and documentation

  • Upload photos, notes, and reports daily

  • Utilize mobile apps and digital tools for scheduling and communication

Required Experience & Qualifications

  • 5+ years experience in multifamily building maintenance

  • Strong hands-on skills in electrical, plumbing, HVAC, carpentry, and general repairs

  • Experience managing 100–300+ unit buildings preferred

  • Prior experience leading a maintenance team or supervising techs

  • Familiarity with CT building systems (boilers, fire alarms, pumps, sprinklers)

  • Proficiency with maintenance software (AppFolio a plus)

  • Ability to handle emergency calls on rotation

  • Reliable transportation and a valid driver's license

  • Excellent communication and problem-solving skills

Preferred Certifications (Not Required)

  • EPA Type I/II HVAC certification

  • OSHA 10 or 30

  • Trade school training

  • Building superintendent or facilities management certifications
