Overview
We are seeking a dynamic and highly organized Apartment Manager to lead our residential community operations with enthusiasm and professionalism. In this pivotal role, you will oversee daily property management activities, foster positive relationships with residents, and ensure the property runs smoothly and efficiently. Duties

  • Manage all aspects of property operations, including leasing, resident relations, maintenance coordination, and administrative tasks.
  • Oversee property leasing processes, including conducting tours, processing applications, and executing lease agreements while ensuring compliance with Fair Housing regulations.
  • Maintain accurate data entry and filing systems using property management software such as Yardi or OneSite; handle lease renewals, rent collections, and delinquency follow-ups.
  • Coordinate property maintenance and facilities management activities to ensure the community remains in excellent condition; liaise with vendors and maintenance staff.
  • Enforce lease agreements and legal requirements related to landlord-tenant law, Section 8 housing programs, LIHTC (Low-Income Housing Tax Credit), and other regulatory standards.
  • Handle customer service inquiries via phone or in person with professionalism and courtesy; resolve conflicts effectively through conflict management techniques.
  • Conduct regular inspections of the property to identify maintenance needs or safety concerns; document findings accurately using CMMS (Computerized Maintenance Management System).
  • Facilitate tenant move-ins and move-outs, including conducting inspections, processing paperwork, and upselling available units or amenities to prospective residents.
  • Prepare reports on occupancy rates, financial performance, incident reports, and other operational metrics for management review.
  • Support compliance efforts by maintaining documentation related to contracts, legal notices, fair housing practices, and Section 8 program requirements.

Qualifications

  • Proven experience in property management or real estate administrative roles with a strong understanding of landlord-tenant law and Fair Housing regulations.
  • Familiarity with property management software such as Yardi or OneSite; experience with LIHTC programs is highly desirable.
  • Demonstrated ability in customer service, conflict resolution, negotiation, and contract management within a residential setting.
  • Strong organizational skills with attention to detail in data entry, filing systems, and administrative documentation.
  • Knowledge of facilities management practices including property maintenance coordination and CMMS utilization.
  • Excellent phone etiquette combined with effective communication skills to build positive relationships with residents, vendors, and team members.
  • Ability to handle multiple priorities efficiently while maintaining a professional demeanor in a fast-paced environment.
  • Office experience complemented by skills in upselling amenities or units to prospective tenants is advantageous.
  • Valid driver's license preferred for site visits or vendor coordination; additional certifications related to real estate or facilities management are a plus.
