Job Type: Full-Time

Reports to: Maintenance Supervisor

Location: Seasons at Stonebrook

Job Summary:

The Maintenance Tech is responsible to keep properties current and functional by providing consistent and ongoing maintenance. This position requires constant manual labor and the ability to pinpoint specific areas that require attention and addressing them immediately. Looking for hard workers that are not afraid to get things done.

Duties & Responsibilities:

  • Plumbing
  • P-Traps, crossovers, air admittance valves repair under sinks in the kitchen and bathroom
  • Remove and repair stuck items in garbage disposal
  • Rebuild faucets – cartridges, aerators, and handles
  • Repair flapper, fill valve, and tank bolts on a toilet – unclogging with a plunger and closet auger
  • Ability to caulk properly
  • Landscaping
  • Removing weeds from the flower beds, cracks in parking lots, sidewalks, garages, etc.
  • Pick up and removal of trash throughout the community
  • Blow breezeways bi-weekly or as needed to be trash free
  • Repair or replace PVC piping and drip tubes
  • Painting
  • Prepare all walls before painting – fix all holes, blemishes, and gouges with mud, spackle, or sand
  • Clean all baseboards before painting
  • Always brush around cover plates
  • If there are any cracks or gaps around the window frames or shelving always fill with caulk, then paint when dry
  • Lock and Key
  • Know how to service certain locks – apartment doors, changing of batteries
  • Carpet
  • Use a kicker to stretch and remove wrinkles in the carpet
  • Cut and tuck carpet
  • Know how to lay carpet and tell if it is in the right direction for joining another piece
  • Knowledge and use of all tools and chemicals needed to repair/clean carpet
  • Sheetrock
  • Properly patch holes up to an inch
  • Cutting of sheetrock
  • Know how to back a sheetrock patch
  • Electrical
  • Using multimeters and amp probes properly and safely
  • Reading tester plugs and understanding what they say
  • Differences in light bulbs – size, shape, style, and color
  • Carpentry
  • Have basic knowledge and safety skills to use woodworking tools to repair or replace any woodwork throughout apartments
  • Measure, cut, and install baseboards and door trim
  • Reinstall closet shelving
  • Know how to prep wood before staining
  • Required to be on-call, rotating shifts, can occur nights, weekends, and holidays
  • Assist with additional needs that Mountain States Property Management may require to help residents in anyway
  • Make ready units for new tenants looking to move in
  • Help train new maintenance technicians when they are hired

Required Skills:

  • Basic electrical safety
  • Know how to use plumbing auger properly to clean drains
  • General maintenance skills
  • Hand and power tool operation
  • Effective communication skills
  • Ability to read blueprints

Experience and Education:

  • 0-6 months of experience preferred
  • High School Diploma or equivalent

Physical Requirements:

  • Ability to stand for lengthy periods of time
  • Twisting, bending, stooping, walking, reaching over your head
  • Carry up to 50 lbs.
  • Being able to work in in-climate weather; rain, heat, cold, wind, snow
  • Willing and capable to work extra hours when jobs demand it
