Job Overview
We are seeking an experienced Residential Construction Superintendent (Project Manager) to oversee and coordinate residential construction projects from inception to completion. The ideal candidate will possess strong leadership skills, extensive construction site experience, and proficiency with construction management software. This role involves managing project schedules, budgets, quality control, and ensuring safety compliance across multiple residential sites. The Superintendent will work closely with clients, subcontractors, and internal teams to deliver projects on time, within scope, and to the highest standards of quality.
Responsibilities
- Lead and supervise all on-site construction activities, ensuring adherence to project plans, schedules, and safety protocols.
- Develop and maintain detailed project schedules using JobTread or similar construction management software.
- Manage subcontractors and vendors, including, scope management, and performance oversight.
- Oversee budgeting processes, cost control measures, and resource allocation to ensure project profitability.
- Read and interpret blueprints, schematics, and construction documents accurately for effective project execution.
- Conduct quality control inspections to ensure compliance with specifications, codes (OSHA standards), and client expectations.
- Coordinate procurement of materials.
- Utilize tools such as Ohmmeter for electrical inspections when necessary.
- Maintain clear communication with clients, architects, engineers, and internal teams regarding project progress and issues.
- Document daily site activities, change orders, RFIs, and other project-related records efficiently.
Qualifications
- 3-5 Years proven experience in residential construction management with a strong background in managing multiple projects simultaneously.
- Proficiency with construction management software including JobTread, Company Cam and Fast field.
- Extensive knowledge of construction site operations, scheduling (project scheduling), budgeting (construction estimating), and quality control processes.
- Strong leadership skills with supervising experience in a fast-paced environment; ability to manage teams effectively.
- Excellent blueprint reading skills along with the ability to interpret schematics and technical drawings.
- Ability to read electrical schematics; experience with electrical testing tools such as Ohmmeter is a plus.
- Strong organizational skills with attention to detail; excellent communication skills are essential for coordinating among diverse stakeholders. This position offers an opportunity to lead high-quality residential projects while utilizing advanced construction management tools in a collaborative environment dedicated to excellence in building homes that meet client expectations and safety standards.
Compensation & benefits
- Base salary: Approximately $45,000 – $75,000 per year, depending on experience and capabilities.
- Performance-based bonus tied to schedule, quality, budget and client satisfaction with a potential to make $25,000 – $35,000 per year.
- Company vehicle (Must live within working areas to drive home)
