The property's manager has 100% accountability and responsibility for all aspects of the property's income and expenses, occupancy and marketing, physical condition, on-site staff and resident relations. Property Managers play a vital role in our company and duties include, but are not limited to the following:

• Establish and implement rental rate increases and enforce collection procedures.
• Review monthly operating statements and compliance with annual budget and implement plans of action to optimize site profitability.
• Prepare the annual operating budget and business plan for review with the property supervisor.
• Perform physical inspections of the property and relay all maintenance concerns to the lead maintenance.
• Ensure property compliance with all applicable state and local laws/regulations.
• Develop and maintain quality hiring and evaluation procedures consistent with company requirements.
• Monitor all federal, state, county, and city agencies for any changes in ordinances affecting the property or neighborhood.
• Ensure all associates strictly adhere to Fair Housing Laws and Occupancy Guidelines.
• Prepare Market Survey Reports and ensure accuracy.

Requirements:

• Must have previous property management experience, 3-5 years preferred
• Excellent work history
