Full-time | Director-level The Opportunity
A well-capitalised international real estate development group is establishing a new in-house architecture and BIM design studio in London as part of a major UK growth strategy. The business delivers large-scale, high-density urban regeneration, mixed-use and residential developments across global gateway cities and is now seeking a Design Director / Lead Architect to establish and lead its London-based design studio. This is a founding leadership role with full responsibility for design vision, planning-led delivery, technical quality and studio leadership. The successful candidate will play a central role in shaping how major London developments are designed, approved and delivered. This is not a traditional architectural position. It is an entrepreneurial, senior leadership role within a developer-led environment, offering real autonomy, influence and long-term opportunity. The Role
You will act as Design / Architect Director for the studio, responsible for professional standards, regulatory compliance and the ability for the practice to carry Professional Indemnity insurance. The studio will operate a hybrid model, with London-based design leadership supported by an offshore BIM and technical production team, enabling a scalable and efficient delivery platform. You will be both hands-on and strategic, leading complex projects while building the studio, team and operational framework. Key Responsibilities
Lead design direction and technical delivery for large-scale London residential and mixed-use developments(typically £100m–£1bn GDV) Act as Principal Architect, ensuring professional, ARB and PI compliance Oversee projects across RIBA Stages 2–5, ensuring compliance with UK planning policy, Building Regulations and fire safety standards Lead planning-led design, including pre-application strategy, submissions and planning negotiations Manage and mentor a hybrid studio structure, including London-based leadership and offshore BIM / technical teams Work closely with internal development, construction and commercial teams to align design intent with buildability, programme and viability Establish studio-wide design standards, QA/QC processes and BIM governance Represent the studio in planning, consultant and senior stakeholder meetings Champion innovation, AI, automation and proptech within architectural and delivery workflows Support recruitment, growth and long-term scaling of the studio in the UK About You
ARB-registered Architect with 10+ years’ post-qualification experience Proven delivery of large-scale London residential or mixed-use schemes through all RIBA stages Strong technical knowledge of the UK regulatory environment, including Building Regulations and Part B fire safety Advanced Revit and BIM coordination capability Comfortable taking professional responsibility under PI insurance Entrepreneurial mindset with strong commercial awareness Passionate about technology, AI and digital transformation in architecture Confident senior leader, able to manage client, consultant and authority interfaces London-based and committed to building a full-time studio presence Package
