Duties

• Perform routine and preventative maintenance on units, including plumbing, electrical systems, HVAC, and appliances using schematics and technical manuals.
• Conduct repairs such as welding, electrical troubleshooting with ohmmeters, and mechanical adjustments to ensure all systems operate efficiently.
• Complete painting tasks, including residential painting touch-ups and cosmetic improvements to enhance unit appearance.
• Use CMMS (Computerized Maintenance Management System) software to document work orders, track maintenance history, and schedule future tasks.
• Supervise or assist with vendors or contractors during specialized repairs or upgrades, ensuring safety protocols are followed.
• Inspect units thoroughly before turnover to identify repair needs, ensuring all issues are addressed promptly for move-in readiness.
• Maintain a clean and organized work environment while adhering to safety standards and facility protocols.
• Lead or support team efforts in facilities maintenance projects that improve overall property operations and resident satisfaction.

Experience

• Proven experience in facilities maintenance or residential property management with a strong background in mechanical, electrical, or plumbing repairs.
• Experience with vinyl flooring installation and repairs.
• Subfloor repairs and replacements.
• Hands-on knowledge of schematics, wiring diagrams, and troubleshooting electrical systems using tools like ohmmeters.
• Demonstrated ability to read technical manuals, schematics, and blueprints accurately.
• Excellent customer service skills with the ability to communicate clearly in English with residents and team members.
