Job Overview
We are seeking a dynamic and detail-oriented Construction Project Manager to lead and oversee construction projects from inception to completion. This position is based out of Lubbock, TX. This role offers an exciting opportunity to coordinate complex building initiatives, ensure project milestones are met on time and within budget, and uphold the highest standards of safety and quality. As a Construction Project Manager, you will be the driving force behind successful project delivery, leveraging your expertise in construction management, scheduling, and technical software tools to bring visions to life. Your energetic leadership will inspire teams, streamline processes, and deliver exceptional results.

Position Purpose:

Under the direction of the Director of Construction, the Project Manager is responsible for maintaining and improving the reputation of the company, its products, and its services, maximizing the company's profitability, and ensuring its long-term growth through effective management and leadership of the company's construction projects. The project manager is responsible for all aspects of a project's success from its commencement to the successful move-in of our client and the timely close-out of all related issues. As well as coordinating with the Superintendent to maintain OTIB (on time/in budget).

Position Summary:

  • Able to function in an efficient and professional office environment and juggle multiple tasks for multiple projects without sacrificing performance.
  • Must have the ability to travel to projects and devote reasonably necessary time to accomplish duties and responsibilities.
  • Strong interpersonal skills with the ability to think on your feet.
  • The willingness to take responsibility and be fully accountable for their project is critically important.
  • Must be detail oriented but also able to view the "big picture."
  • Strong leadership and organizational skills are important.
  • Very systems oriented. Microsoft Office proficient; knowledge of Microsoft Project and Procore, a plus.
  • Fair and reasonable, yet forceful.
  • Must be a leader that treats everyone professionally and respectfully.

Education:

  • Bachelor's degree (preferably in Construction Management or related field).
  • Minimum of two (2) years of construction management experience in the construction

PROCEDURES

Inter-Relationships:

  • Able to work and communicate well with people of all levels, both in the office and in the field.
  • Must be a positive team builder and a strong communicator.

Specific Responsibilities:

  • Manages all aspects of the project including budget, schedule, quality and personnel.
  • Administers all aspects of contracting, including negotiating of subcontracts, material supplier purchase orders, etc.
  • Conducts formal, comprehensive pre-job planning meetings to review estimates, plans and specs with superintendents, etc.
  • Administers, updates, and communicates project budgets in a timely manner.
  • Maintains consistent and proactive communication with all stakeholders to avoid unnecessary downtime.
  • Provides effective and timely communication to Stellar Development, to explain changes and the costs associated with those changes.
  • Ensures that Stellar receive attentive and high-quality service before, during, and after the construction process.
  • Maintains professional relationships with owners, architects, consultants, subcontractors and fellow employees. Creates a "win-win" environment for all project participants.
  • Promotes and exemplifies Stellar's vision both internally and externally.
  • Resolves project problems, disputes, and open issues in a timely and fair manner.
  • Recognizes others for their contributions to the Company and our projects.
  • Keeps Director of Construction and Stellar Development informed of project's status on a weekly basis.
  • Develops, distributes and updates all project schedules. Focuses the attention of all parties involved with the project on the schedule's critical path to ensure deadlines are met.
  • Forecasts and addresses budgeting and scheduling problems.
  • Administrates and is responsible for project commencement activities, job cost accounting, change order development and tracking, submittal processing, distribution of revised plans and ASIs, submission and follow-up of RFIs, project meetings, status reports/Open Items List, punch lists
  • Maintains electronic recordkeeping system per the Company's SOP on
  • Meets regularly with superintendent and others as necessary to review schedule, budget, general condition costs, and other project issues.
  • Interacts with municipalities and government authorities as required to comply with building and residential codes.
  • Coordinates goal of his/her projects with those of other project managers.
  • Strives to finalize all open construction items within 30 days of the client's move-in.
  • Participates in appropriate continuing education activities such as OSHA training, program and project management training, related academic education, etc.
  • Manages design team to ensure efficient and timely completion in the best interest of the client and the Company.
  • Site Inspections to ensure quality control.
  • Management of submittal though Procore and ensuring subs and AE are making the schedule requirements.
  • Coordinate with property supervisor and onsite manager on scope and schedule.
  • Clarify on renovation scope to be performed by onsite maintenance personnel.
  • Review all pay-app prior to director-of-construction approval.
  • Coordinates schedule updates w/schedule consultant.

Physical Requirements:

  • Stand, walk or sit alternatively depending on the task at hand.
  • Frequently bend, stoop, climb stairs, push or pull, pick up litter, filing, walk property, lift and store supplies.
  • Constant need to read and complete forms.
  • Constant need to communicate in person and by telephone.
  • Must be able to apply principles of logical thinking to define problems, collect information and initiate the most efficient plan of action.
