Job Overview
We are seeking a highly skilled and experienced Project Manager to help us establish a productive presence in the multi-family market in the Fort Worth market. This is an ideal situation for an individual (with Multi-family experience) that want to be a part of growth -minded organization that is actively expanding into the DFW area. The Ideal Candidate will be a real go-getter type of individual who is confident in themselves and enjoys the building process, and also developing strong relationships around them.
We have the Multi-family projects and the pipeline. We are looking to a real dynamic leader to take advantage.
This person will lead and oversee various Multi-family construction projects from inception to completion. The ideal candidate will possess strong leadership abilities, exceptional organizational skills, and a deep understanding of construction process and market. This role requires a proactive approach to problem-solving and the ability to effectively communicate with stakeholders at all levels.
Duties
- Coordinate and oversee all phases of the project, including preconstruction, start-up, and project close out.
- Contribute to and coordinate red line review of construction documents, plans, etc.
- Produce and manage project estimates and budget with Purchasing Manager.
- Hire and develop strong Construction team to oversee productivity.
- Send out RFP's, review all sub-contractor bids, write or oversee bid summary analyses prior to bid awards.
- Assembly of contracts and exhibits.
- Complete monthly job cost and P/L projections.
- Project subcontractor and vendor buy-out based on project design and needs.
- Oversee Project Engineers, including submittal processes, RFI's and change order requests produced.
- Ensure project as-builts, document control, and O&M manuals are kept up to date, and ready to turn over at the end of the project.
- Implement, and over-see the submittal process for each project. Ensure the team is completing submittals in a timely manner to meet construction schedule.
- Review all change order requests prior to presenting to project owners or management.
- Review COR's, approve & prepare subcontractor change orders.
- Conduct re-occurring Owner- Architect – Contractor meetings, site team meetings.
- Attend pre-con meetings with the Sage entitlement team, local jurisdictions, and subcontractors as needed by the site team.
- Produce, review, and manage project schedule with the site superintendent.
- Oversee Superintendents and their site teams. Monitor staffing and labor needs during the project.
- Lead and assist project team with close-out documentation, and owner / leasing turn-over.
- Maintains professional relationships with team members, project owners, vendors and subcontractors at all times.
- Conduct site visits, weekly or as needed to support the site team and work through any issues.
- Lead bi-monthly Project Team budget meetings, to prepare for monthly company budget reviews.

Requirements/ Qualifications
The requirements listed below are representative of the knowledge, skills, and abilities required to perform the job.
- A degree in business, construction management, or a combination of relevant work experience and education.
- Professional interactions with sub-contractors, co-workers, vendors, and project owners.
- Strong understanding of local construction market.
- Balance multiple assignments and tasks at once, prioritizing them appropriately.
- Reasoning Ability –Ability to solve practical problems and deal with variables in situations where limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
Computer/Technical Skills
- Proficiency in MS Office Suite (Word, Excel, Bluebeam, MS Project, Publisher, Outlook).
Other Competencies/Characteristics
- The ability to be flexible, highly organized with a strong orientation to detail/quality work & a high level of follow-through is required.
- Proven ability to work with multiple projects and manage competing priorities.
- Strong interpersonal communication skills are required.
- Customer service focused, integrity/trust.
- Leadership, developing direct reports, strong business acumen, drive for results.
Job Type: Full-time
Pay: $135, $185,000.00 per year
