Fossil Ridge Apartments is seeking a Residential Property Maintenance Technician in Windsor. This position is responsible for maintaining and repairing building systems, apartment units, and residential amenities across the property. This role ensures that all units and common areas remain safe, functional, attractive, and comfortable for residents.
Key Responsibilities Unit Maintenance & Repairs
- Respond to resident maintenance requests and complete work orders promptly.
- Diagnose and repair issues related to:
- Plumbing fixtures (toilets, faucets, drains)
- Electrical systems (switches, outlets, lighting)
- HVAC units (filters, troubleshooting, basic repair)
- Appliances (stoves, refrigerators, dishwashers, washers/dryers)
- Carpentry (doors, trim, cabinets, drywall patching)
- Perform lock changes and rekeying when required.
Unit Turnover & Make-Ready Tasks
- Prepare vacant units for new residents, including:
- Repairing walls and fixtures
- Replacing flooring or patching as needed
- Ensuring all appliances, plumbing, and electrical systems are fully operational
- Completing final quality checks before move-in
Property & Grounds Care
- Keep common areas clean, safe, and well-maintained: hallways, stairwells, lobbies, and recreational amenities.
- Perform minor landscaping tasks and seasonal maintenance (snow/ice removal if needed).
- Inspect playgrounds, pools, fitness rooms, or other shared amenities to ensure safety and functionality.
Preventive Maintenance
- Conduct routine property inspections to identify repair needs early.
- Replace HVAC filters, smoke detector batteries, and worn components according to schedules.
- Maintain accurate records of equipment and maintenance activities.
Resident Service & Safety
- Deliver excellent customer service during all resident interactions.
- Provide clear communication regarding repair timelines and follow-up.
- Maintain knowledge of emergency procedures and assist during urgent situations.
- Report major structural issues, code violations, or safety hazards immediately.
Required Skills & Qualifications
- Experience in residential maintenance, apartment turnovers, or building repair.
- Working knowledge of basic plumbing, electrical, appliances and HVAC.
- Ability to troubleshoot common household systems.
- Comfortable using power tools and maintenance equipment safely.
- Strong communication and organizational skills.
- Ability to lift 50+ lbs. and perform physically demanding tasks.
- Valid driver's license and reliable transportation.
Preferred Qualifications (Optional)
- Previous experience with multifamily housing or single-family rentals.
Work Schedule
- Standard weekday schedule with rotating on-call responsibilities for nights/weekends.
