Role Overview:

The Gateway Fleets Site Acquisitions / Project Manager role is a key position responsible for identifying, acquiring, and developing electric vehicle charging sites from initial prospecting through construction completion and commissioning. This role combines construction and real estate development expertise with project management skills and technical knowledge of EV charging infrastructure to build out charging networks that meet customer needs and business objectives.

What You'll Do:

Site Identification & Acquisition | Market Analysis & Site Selection

  • In collaboration with Sales team, conduct market research to identify high-priority geographic areas for charging infrastructure deployment
  • Analyze traffic patterns, fleet routes, demographic data, and competitive landscape to prioritize site locations
  • Evaluate sites based on power, market proximity, key physical characteristics, accessibility, and strategic network positioning
  • Assess electrical grid capacity and utility service availability at potential locations
  • Create site scoring matrices balancing site characteristics, technical feasibility, and financial viability

Property Sourcing & Negotiation

  • Identify and establish relationships with property owners, landlords, developers, and commercial real estate brokers
  • Negotiate site lease agreements, property use rights, and easement arrangements
  • Structure deal terms including rent, lease duration, termination clauses, exclusivity provisions, and revenue sharing
  • Coordinate with legal teams on contract review, risk assessment, and agreement execution
  • Manage site acquisition pipeline from initial contact through signed agreements

Due Diligence & Feasibility

  • Conduct comprehensive site assessments including physical inspections, zoning / use verification, utility availability (present and future) and proximate market potential
  • Evaluate parking lot layouts, traffic flow patterns, and optimal charger placement
  • Assess electrical infrastructure capacity and proximity to utility service points
  • Review property title, easements, encumbrances, and environmental considerations
  • Identify permitting requirements and potential regulatory obstacles
  • Prepare financial feasibility analyses and ROI projections for each site
  • Create go/no-go recommendations with supporting documentation

Project Management & Execution | Project Planning & Coordination

  • Collaborate with Engineering to develop detailed project plans with schedules, budgets, scopes, procurement milestones, and resource requirements
  • Coordinate cross-functional teams including engineering, construction, utility coordination, site operations, technology, sales and finance
  • Manage project schedules from site acquisition through design, permitting, construction, and commissioning
  • Track project budgets and expenditures, identifying cost savings opportunities and managing change orders
  • Maintain project documentation including contracts, permits, drawings, and correspondence
  • Implement project management methodologies and tools to ensure on-time, on-budget delivery

Permitting & Regulatory Compliance

  • Navigate local, state, and federal permitting processes for charging infrastructure installation
  • Coordinate applications for building permits, electrical permits, and special use permits
  • Ensure compliance with ADA accessibility requirements, fire codes, and electrical codes
  • Manage environmental review processes and NEPA compliance where applicable
  • Obtain utility interconnection approvals and necessary easements
  • Interface with utilities, planning departments, building officials, and regulatory agencies
  • Track permit status and resolve issues causing delays

Utility Coordination

  • Serve as primary liaison with electric utilities for service upgrades and interconnection
  • Collaborate with Engineering in the submittal of utility service applications and coordinate requirements for new or upgraded electrical service
  • Negotiate utility costs, timelines, and technical specifications
  • Manage utility design review and approval processes
  • Develop and implement interim charging solutions while awaiting full power upgrades
  • Coordinate utility construction activities and service energization
  • Address demand charge structures, rate schedules, and managed charging programs
  • Evaluate options for transformers, switchgear, and electrical infrastructure upgrades

Construction Management

  • Select and manage general contractors, electrical contractors, charging equipment OEM's / installers and peripheral facility vendors
  • Review and approve construction drawings, shop drawings, and as-built documentation
  • Conduct regular site visits to monitor construction progress, quality, and safety compliance
  • Manage construction schedules and coordinate trades to minimize delays
