We are seeking a highly skilled and experienced Maintenance Supervisor to oversee, coordinate, and help with maintenance operations at the Academy.
Position is responsible for supervising all on-site maintenance operations and achieving property maintenance/physical plant objectives as defined by the Randolph-Macon Academy (R-MA) management team. Position is primarily responsible for ensuring that all building and facilities are properly maintained, and scheduling and supervising any repair/renovation work of outside contractors. This is a working position. Position also works with the Academy Staff to ensure that all activities are conducted in compliance with all local, state and federal employment, housing, safety, landlord/tenant, and OSHA requirements. strong leadership abilities, extensive technical knowledge, and a proactive approach to ensuring the optimal functioning of all plant equipment and infrastructure.
This role requires managing a team of maintenance technicians, implementing maintenance management strategies, and ensuring compliance with safety standards.
Job Skills - Position requires excellent organization and customer service skills. Must have the ability to successfully handle multiple priorities and prioritize and schedule according to present and forecasted workloads. Must be able to successfully and effectively communicate with a variety of personnel. Must have good diagnostic skills and repair work on some of the following:
Appliances
HVAC Systems
Electrical Systems
Plumbing Systems (including water lines)
Carpentry
Painting/Wallpapering/Sheetrock
Pool Systems
Roofing Systems
Experience - Qualified individuals must have at least five years experience in general property maintenance. Must have proven ability to successfully work with people and diagnose and complete required maintenance/repair work
Licenses - EPA certifications and other licenses are desirable
Hours - Typically Monday through Friday 8 hours per day., however, must be able to work any of the 7 days of the week as necessary to get the job done. Position is also required to serve on-call for emergencies.
ESSENTIAL JOB FUNCTIONS
Assists Director of Support Services with preparation of maintenance operating budgets in accordance with R-MA objectives.
Orders and purchases supplies, equipment and contract work according to required purchasing and bidding procedures.
Maintains sufficient inventories of tools, parts and supplies in order to properly maintain the property.
Maintains systems for monitoring and tracking service requests, preventive maintenance work performed, compliance with safety requirements, supplies and parts inventories, and purchases.
Keeps storage and shop areas in a neat, well-stocked, clean, organized manner.
Completes general maintenance tasks and responds to service requests. Repairs and maintains property plumbing, electrical, and mechanical systems. Boiler and chiller experience preferreds.
Regularly inspects property and insures required maintenance and repairs are completed, as necessary.
Solicits bids for outside contract work and schedules and supervises outside contractors.
Works with Director of Services to hire, train and develop on-site maintenance employees according to R-MA policies and procedures.
Schedules maintenance employees according to forecasted workloads.
Works with Director of Services to counsel and review maintenance employees as necessary, and as required by company policy and procedure.
Works with maintenance employees and other R-MA staff to develop an effective, proactive team that works together to achieve R-MA objectives.
Ensures adherence to company safety standards, policies and procedures. Ensures maintenance staff correctly wears and uses safety equipment, as required. Also, ensures that all safety inspections are completed as required.
Maintains property maps that clearly identifies all utility cut-offs, the location of hydrants and any other property safety information.
Works with Director of Services to conduct regular on-site safety meetings and ensures compliance with all federal, state and local safety regulations, including OSHA, EPA, Workers' Compensation and Hazard Communications. Ensures that all hazardous materials are properly labeled, stored and handled.
Regularly inspects property for safety and security issues, including, but not limited to non-functioning lights, ground and trip hazards, broken fences, exposed wiring, potholes and sewer line breaks.
Ensures adherence to customer service standards. Works with maintenance staff to ensure that maintenance issues are dealt with in a timely manner and that proper follow-through is done.
Education - High School Diploma (or equivalent) is required. Must be able to read, write and communicate English fluently. Must be able to complete beginning-to-intermediate mathematical functions.
PHYSICAL JOB REQUIREMENTS - Must be able to lift 75 pounds, climb ladders, sit, bend and crawl under equipment to perform maintenance.
Pay: $55, $70,000.00 per year
