We are seeking a reliable, skilled, and customer-focused Maintenance Technician to join our property management team. The ideal candidate will be responsible for maintaining the upkeep, safety, and overall functionality of our residential communities. This role requires strong troubleshooting abilities, hands-on repair skills, and a proactive approach to resolving maintenance issues efficiently and professionally.
HVAC experience is a plus and highly valued.
Key ResponsibilitiesGeneral Maintenance & Repairs
- Perform routine and emergency maintenance across assigned properties, including plumbing, electrical, carpentry, appliance repair, and general building maintenance.
- Diagnose and repair issues in a timely and cost-effective manner.
- Complete preventive maintenance to ensure building systems and equipment remain in optimal working condition.
HVAC (Preferred)
- Inspect, troubleshoot, and repair HVAC systems as needed.
- Replace filters, thermostats, and basic HVAC components.
- Assist with seasonal system start-ups, shutdowns, and routine servicing.
- Identify major HVAC issues and coordinate with licensed HVAC contractors when appropriate.
Property & Unit Turnovers
- Complete unit turns, including painting, patchwork, fixture replacement, cleaning, and preparing units for new residents.
- Ensure vacant units meet company standards prior to move-in.
Safety & Compliance
- Perform work in accordance with federal, state, and local safety standards and building codes.
- Maintain clean, organized, and safe work areas.
- Report safety hazards, property damage, or incidents immediately.
Customer Service & Communication
- Respond promptly to maintenance requests via the property management system.
- Communicate professionally with residents and team members.
- Follow up after repairs to ensure resident satisfaction.
Operational Support
- Maintain an inventory of tools, supplies, and materials.
- Assist with vendor coordination and onsite supervision as needed.
- Participate in an on-call rotation for after-hours emergencies.
Qualifications
- 2+ years of experience in property maintenance, facilities management, construction, or a similar field.
- Strong knowledge of plumbing, electrical, carpentry, appliances, and general building systems.
- HVAC experience strongly preferred; EPA certification is a plus.
- Must have reliable transportation to travel between properties.
- Must have own basic tools required for general maintenance tasks.
- Ability to work independently, prioritize tasks, and meet deadlines.
- Strong communication and customer service skills.
- Valid driver's license required.
- Ability to lift 50+ pounds and perform physical labor as needed.
Work Environment
- Full-time position; schedule may include occasional evenings or weekends based on on-call rotation.
- Work performed across multiple residential properties or within a single community, depending on assignment.
Job Type: Full-time
Pay: $ $20.00 per hour
Expected hours: 35 – 40 per week
