We're growing fast and looking for an experienced, hands-on Maintenance Supervisor to lead our maintenance team and deliver outstanding service to our condominium associations, apartment communities, and residential clients across Rhode Island.

About the Role
You'll be the driving force behind our field operations—managing a team of technicians, ensuring top-quality work, hitting revenue targets, and keeping our clients happy. This is a leadership position that still gets your hands dirty when needed.

Key Responsibilities

• Lead and supervise a team of maintenance technicians (daily 8AM huddle, task delegation, training, hiring, performance management)
• Oversee all general maintenance and "flip"/turnover projects at apartments and condos
• Coordinate and inspect work performed by subcontractors on larger projects
• Perform proactive property walks and prepare maintenance proposals for clients
• Field and dispatch emergency service calls
• Manage accurate billing of all work orders and hit weekly/monthly revenue goals
• Approve timesheets, track profitability, create turn estimates, and send client quotes
• Ensure all paperwork, photos, and documentation are completed daily in softwar

Schedule

• Monday – Friday, 8:00 AM – 4:00 PM (core hours)
• On-call rotation for nights/weekends/emergencies (you are the primary responder and dispatcher)

• $81,500 annual salary (paid weekly)

What We're Looking For

• 5+ years of residential/commercial maintenance experience (plumbing, electrical, HVAC, carpentry, drywall, painting, etc.)
• Proven supervisory/leadership experience with technicians or trades teams
• Strong organizational skills and comfort with technology
• Excellent communication — you'll interact daily with property managers, condo boards, and homeowners
• Clean driving record and ability to pass background check
• Professional appearance and attitude — you represent Elevate every day
• Ability to be on-call and respond quickly to emergencies

This is an at-will, full-time salaried position based in Rhode Island with Elevate Property Services.
