Overview

This position offers a unique opportunity to lead the construction of a new restaurant set to open in 2026. The project includes a 80-seat dining room, an expansive bar program, and a private event space.

The Project Manager is responsible for overseeing all phases of construction, ensuring the project is delivered on time, within budget, and to the highest quality standards. This role requires close coordination with architects, engineers, contractors, vendors, and internal stakeholders. Additionally, the Project Manager will support the operations team with pre-opening responsibilities such as vendor coordination, ordering, and general project support.

Key Responsibilities

Continued Project Planning & Coordination

· Develop project scopes, timelines, budgets, and resource plans.

· Coordinate with architects, designers, engineers, consultants, and landlord teams throughout construction.

· Review drawings, specifications, and related project documents for accuracy and feasibility.

· Maintain and manage all project documentation on SharePoint, including drawings, contracts, and invoices.

Project Execution

· Collaborate with internal teams to ensure the project is completed on schedule and within budget.

· Attend all construction-related meetings and provide updates as needed.

· Oversee day-to-day construction activities and ensure adherence to plans and schedules.

· Manage change orders, RFIs, submittals, and procurement processes.

· Conduct site visits to monitor progress, schedule compliance, and quality.

· Coordinate owner-supplied vendors and ensure seamless collaboration with the general contractor.

· Address and resolve site-related issues proactively.

Financial Management

· Track project budgets, cost controls, and forecasting.

· Review bids and advise on vendor selection as needed.

· Review value-engineering suggestions and assess feasibility.

· Review and assess all pay applications, lien releases, and change orders.

· Approve invoices and monitor vendor contracts while mitigating financial risks.

· Identify cost-saving opportunities and efficiencies.

Communication & Reporting

· Serve as primary point of contact between contractors, vendors, landlords, and internal leadership.

· Provide consistent project updates, progress reports, and timeline adjustments.

· Maintain organized records and documentation throughout all project phases.

Risk & Issue Management

· Identify and resolve project issues proactively.

· Anticipate risks and develop mitigation strategies.

· Ensure compliance with all safety standards and regulatory requirements.

· Support architects and expeditors with permit submissions.

Project Closeout

· Create, manage, and review punch lists.

· Collect and review all closeout documentation and certify punch list completion.

· Oversee final inspections, commissioning, and project turnover.

· Coordinate delivery of O&M manuals, warranties, and final documentation.

· Conduct post-project reviews to identify lessons learned and improvement opportunities.

Qualifications

· Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (preferred).

· 4+ years of construction project management experience; hospitality or commercial experience is a strong plus.

· Strong understanding of construction methods, materials, building codes, and regulatory requirements.

· Demonstrated ability to manage multiple projects simultaneously.

· Exceptional communication, leadership, and problem-solving skills.

· Proficiency in project management software (e.g., Procore, MS Project, Asana) and Microsoft Office Suite.

· Ability to read and interpret construction drawings and technical documents.

· Proven track record of on-time, on-budget project delivery.

Compensation Details
