*Position Summary*
The *Area Superintendent* plays a vital leadership role in overseeing and driving daily site operations across multiple construction projects, with a focus on quality, safety, schedule adherence, and team coordination. You’ll be the boots-on-the-ground authority responsible for delivering projects on time and to spec, while managing subcontractors, interfacing with clients and inspectors, and ensuring every build reflects Greyhawk’s commitment to excellence.
This position requires strong field experience, particularly in *rough framing and concrete trades*, a high level of self-direction, and fluency in construction technology platforms such as *Procore* and *MS Project (or equivalent)*.
*Key Responsibilities*
*Onsite Leadership & Field Execution*
* *Lead day-to-day site operations* on multiple job sites—primarily ground-up ADUs and custom homes—with a clear focus on safety, efficiency, and schedule adherence.
* Act as the *primary point of contact on-site*, ensuring effective coordination between trades, vendors, inspectors, project managers, and clients.
* *Mentor and guide field personnel* and subcontractors with consistent presence and direction; reinforce Greyhawk's quality standards and company values.
* Conduct and document *daily site walks*, proactively identifying risks, inefficiencies, or deviations from plans.
* Maintain a clean, organized, and safe jobsite that reflects professionalism and readiness for scheduled inspections.
*Rough Framing & Concrete Oversight*
* Serve as a *subject matter expert in structural framing and concrete*, ensuring correct sequencing and execution of foundational and structural elements.
* Oversee layout, wall and roof framing, structural hardware, and sheathing installation, ensuring compliance with engineered drawings and code.
* Manage layout, forming, reinforcement, placement, and finishing of all concrete work—including footings, slabs, and flatwork—with a sharp eye for grading, drainage, and structural integrity.
* Verify all structural elements are within tolerance, plumb, square, and built to last.
* Coordinate with framing and concrete subcontractors to preemptively resolve plan discrepancies, conflicts, or construction challenges.
*Scheduling & Trade Coordination*
* Build, maintain, and adjust *project schedules* using tools like *MS Project* or equivalent—ensuring critical path items are identified and protected.
* Lead *weekly jobsite coordination meetings*, creating two-week lookahead schedules and aligning trades on sequencing and resource planning.
* Coordinate all trade scopes to minimize downtime, overlapping crews, or delivery congestion.
* Monitor long-lead item procurement, flag potential delays early, and work with PMs to secure alternative solutions or resequencing strategies.
* Track and maintain weather delay logs, site access impacts, and other real-time variables influencing the timeline.
*Subcontractor & Vendor Management*
* Hold subcontractors accountable to performance, safety, and cleanliness expectations set forth in project kickoffs.
* Perform daily check-ins with each crew to confirm goals, clarify RFIs, and remove blockers.
* Ensure subcontractor scopes are being executed according to contract documents—stopping or redirecting any work that doesn’t meet plan specs.
* Coordinate vendor deliveries, crane picks, equipment rentals, and material staging to avoid disruption and keep the site productive.
* Build respectful, professional relationships with trusted trade partners, encouraging transparency and collaboration.
*Quality Assurance & Inspections*
* Maintain high standards of craftsmanship through *in-process inspections*, checklists, and detailed punchlists at every phase.
* Work closely with architects, structural engineers, and consultants to verify field work meets design intent and technical specifications.
* Schedule and lead *municipal inspections*, ensuring all work is ready for approval to avoid re-inspections or delays.
* Proactively identify and address potential warranty issues or quality concerns before close-out.
* Uphold a zero-defect mentality—ensure deliverables are 100% complete, tested, and cleaned before client handoff.
*Site Safety & Risk Management*
* Enforce *OSHA safety standards* and Greyhawk’s internal safety protocols across all jobsites.
* Lead daily stretch-and-flex and toolbox talks; conduct weekly jobsite safety audits and document compliance.
* Maintain updated SDS (Safety Data Sheets), safety signage, and emergency contact info on-site.
* Investigate and report any incidents, near-misses, or property damage events promptly and thoroughly.
* Manage site access, fencing, signage, and visitor protocols to maintain safety and professionalism.
*Project Close-Out & Client Handover*
* Develop and manage punch lists with internal team and client, ensuring completion and documentation of every open item.
* Schedule and lead final inspections (building, fire, mechanical, utilities) and facilitate issuance of Certificate of Occupancy or Final Permit sign-offs.
* Prepare and deliver project close-out packages including warranty manuals, subcontractor information, as-built drawings, and operation guides.
* Ensure home is walk-through ready: cleaned, staged if applicable, fully operational, and representative of Greyhawk’s high standards.
* Conduct final client walk-throughs with care and attention, setting a positive tone for post-construction support and long-term client satisfaction

*What You Bring*
* *10+ years of experience* as a Superintendent or Lead Foreman in custom home or light commercial construction.
* Strong background in *framing* and *concrete*, with ability to inspect and lead these trades in the field.
* Proficiency in *Procore*, *MS Project*, and other modern construction management tools.
* Excellent communication skills, both verbal and written.
* *Bilingual (Spanish/English)* strongly preferred to lead multicultural trade teams effectively.
* Strong knowledge of building codes, inspection processes, and sequencing best practices.
* High attention to detail, accountability, and ownership of jobsite performance.
* Ability to manage multiple projects or large scopes with minimal supervision.
* Valid driver’s license and reliable transportation.
· Ability to *lift and carry materials, tools, and equipment* weighing up to *50 lbs* as needed.
· Occasionally move or reposition ladders, temporary fencing, or jobsite protection materials.
· Regularly climb *ladders and temporary stair systems* to access upper-level framing or roofs.
· Ability to access and inspect *tight, confined, or elevated areas* (e.g., attics, crawlspaces, scaffolding).
· *Good vision* (with or without corrective lenses) to read plans, identify defects, and evaluate work quality.
· *Normal hearing range* to communicate with team members on loud construction sites and respond to safety signals or alarms.
· Frequent use of *hands, wrists, and fingers* to operate tablets, phones, tools, and equipment (e.g., for Procore, inspection tools, etc.).
· Flexible work schedule, office presence is not required, but site visits may be required as necessary.
· May be exposed to cold, wet and/or humid conditions
· Works around moving mechanical parts, electricity and/or high, precarious places
· Nature of work may require working off hours and /or weekends, and time spent out of the office
